Any advice on roofing shingles?

A fallen tree and a 20+ year old roof have forced my hand into replacing the roof. I know nothing of this nefarious industry. I will likely not be in the house beyond 3-7 years but I don't want to go shoddy either. Any tips on shingles or a roof replacement in general?

Don’t know about shingles quality, but be prepared for sticker shock! Got a quote on mine recently for $19,000!

You might be able to get some insurance money for the fallen tree,if it is storm related.

I think we are going reinforced metal, I am hoping the insurance cost reduction is enough to reasonably offset the cost. It’s only a little over 1700sf plus garage. Probably will get quotes after hurricane season as long as we don’t get a big one in the area that would seasonally jack up prices.

Also I have been seeing lots of advertisements for metal shingles. I wonder if they are as good as a standing seam roof, or well still substantially better than regular shingles.

Roof problems are typically due to poor installation. Find out if the shingle manufacturer warrants defects due to installation and if so for how long. In my opinion I’d go with Owens Corning and pay a little extra to get their platinum warranty. But if you looking for just a short term fix to sell the home, atlas will suffice but last time I looked Atlas had no installation warranty.

I'm getting a new roof in a week or so when the company gets caught up with work. Two story house, 7 on 12 pitch, approximately 29 squares, one valley on the front hip, one chimney needing new flashing once the new roof is installed, removing 3 whirlybirds and going with a long ridge vent, new drip edge, 30 yr. architectural shingle, upgraded underlayment and all trash cleaned up and hauled away.

Price came in at $13,450.

I'm being pro-active on this since I've got a few leaks that have shown up and the existing roof is 24 yrs. old. I figure my homeowner's will not insure me much longer with the old roof on the house and am surprised they renewed my policy last year.

I got a gentle but stern suggestion from Safeco last year. My 40 year old metal roof needed replacing anyway and I’m glad it did it, we had a few soffit area leaks and it was time. I got a nice discount on my premium as well

Guess it just depends on your rep. If you aren’t using a crap company, you shouldn’t need an installation warranty

We installed a set of Decra metal tiles in St Francisville. They look great! Long time to install. About the same price as standing seam.

I know it's just a matter of time before they came at me so I decided to be proactive and get it done. I could have waited until after hurricane season to do this, but the few leaks I have are not going to fix themselves and I got a price for repair only and it didn't make sense.

Besides, with the roof being so old, homeowner's would not cough up much in the way of replacing it if a storm does a lot of damage to it after they pro-rate and depreciate it.

Depends on your policy. If you have an ACV (actual cost value) policy then yes you are correct. If you have a RCV (replacement cost value) policy then yes they are going to depreciate but as long as your contractor knows what they are doing, the insurance will send that depreciated amount back for final payment to contractor

You must be a roofing contractor......or you have no clue what goes into a "Fortified Roof" in the first place. The up front cost of a fortified roof is substantially higher than a typical architectural shingle, nail down roof.

Given the fact the OP said he'd likely only be in the home 3-7 more years, the cost doesn't justify doing such a roof.

Just a hooters manager that just had it done. My insurance discount makes it worthwhile in 2 years

Fortified discounts mainly depend on your location. Baton Rouge is not considered a coastal area so we won’t get the discount of a New Orleans home

Just finished my fortified roof in April, got a 46% discount with USAA once everything was said and done. Fortified with class 3 shingles
