Short term rentals on MS Gulf Coast

Anyone have or looked into doing any short term rentals on the MS gulf coast? I've been looking into doing something like that anywhere from BSL to Ocean Springs. Looking for insight.

Have a buddy that just sold out after 2-3 years. They were way under targets rental percentage/mo. Considerable repairs and maintenance too. He was glad to sell.

High insurance cost and seasonal swings make these hard to be profitable. If you can book them out with contractors or snowbirders for at least 1/2 of the year on leases, they may work, but there are other markets with much better return.

the problem is the financing, second home financing is 10% down min and an interest rate of 7.5%. hard to make money or brake even with those rates on a vacation property.

With those requirements it is going to be tough. If you just want to come close to breaking even, and use it otherwise, that is fine, but keep in mind it is usually going to be booked on the weekends and empty on the weekdays. Every time you use it on the summer weekends, you are essentially paying for a vacation house by taking it away from your investment.
If you can get a permit, Nola still has better returns than MS coast (though the second half of 2025 is going to be a bloodbath for STR investors in the city).
There is also a surge in "themed" experience. For example, a treehouse in Middle of Nowhere MS has low startup costs and decent return. The higher end lake houses in Alabama are also doing ok.

Lot’s of for sales signs on the TX coast, could be the same there. Regardless, probably better to just pay for the weekend trips and do something better with the $.
* I own an STR on the TX coast at a much lower interest rate. Would be happy to sell if there was any demand. Half the street is for sale.

Ocean Springs makes short-term housing a bad investment. You have to apply for a medallion which costs sereral hundred bucks, renew annually, and pass multiple inspections.

This is what my buddy was told when he bought. It never panned out. Just a lot of random bookings without anyone staying longer than a week.

Travel projections are down across the board for the second 1/2 of 2025.
The political climate has general international travel to the U.S. down 14%, general domestic travel down 7%, and Nola forecasts down 20%. Nola relies on international travel in the very slow summer and we are not seeing it. Also a weak Saints team and no big events this fall hurts.

The short term rental market by and large is going to return to 2010 levels when it was more of a second home that people rented to cover some costs. Between still inflated prices in vacation home markets, reduced travelers from 2021-2023, increased costs for maintenance and insurance, and high interest rates it’s a very tough market.
It’s still possible to find a niche property or market to do ok, but by and large it won’t be easy.
