Anyone know a homeowner’s insurance company who writes actual cash value policies?

I’m so tired of my insurance constantly going up. I don’t need 3x the cost of my mortgage insured, I just need my mortgage paid off if something happens.

Do y’all know companies who underwrite ACV policies?

State farm? I really don't know, but home insurance cost is insane.

still a coinsurance clause in ACV policies, although ACV basis will be lower than RC.

I dont know about ACV but i do know that Allstate writes "select value" polices, meaning you pick the amount covered. the only caveat being is that if you select _____% of the replacement cost, the claim payout will match percentage of repair cost. Covered at 80% means you get 80% of a claim payout. i've only ever seen ACV done with landlord policies but that is not to say it cant be done. best bet would be looking for an independent agent that has a lot of options vs a captive agent.

Yes, I found an independent agent who gave me a good quote thru Winchester but now they won’t answer their damn phone.

Your mortgage likely requires a replacement value policy … check with them first before you make the change

But yes there are several options for ACV policies

I use NREIG.Com for all my properties and you can choose your amount of coverage. Minimum is $75 sq/ft and you can choose RC or ACV. You add/drop with your own portal. There is also JB Lloyd out of Dallas. They’re good also.

Good point, I will call my servicer. I had an ACV policy with my last house but it was a different mortgager.
