Makes perfect sense.

Why wouldnt they cut? The replacement numbers were low and everyone knew this headline reading would be higher
Wont be until Jan that the headline readings are lower

I certainly don't blame/credit Trump for this last tick down, but I'm curious to see how things shake out going forward. I've said multiple times that I'm very concerned about Trump re: inflation because I think he's going to spend like a Democrat while using the bully pulpit to try to force interest rates back down. I hope he pleasantly surprises me and only does one out of two. I have zero faith in him managing neither.

I would think we will be in the 6s but be prepared to only hold that for 6mnths
I think you were buying a new build?
Do they offer the 2/1 buydown?

True or false: in his first term, Trump both spent like a Democrat and used the bully pulpit to push for lowering interest rates.

Not even sure what that is
I will be happy if I’m in the 6.875 range

Direct answer: True.
The direct question and answer ignores the environment he was dealt with covid. I think covid REALLY impacted his decisions and focus during his first term. I'm not going to tell you that he's going to be any different this time around, but it sure seems he's ready to reduce waste in the government which is the first president in years and years to be concerned with the spending side of the equation. All you can do is wait and see.

New construction
Ask the sellers if they can offer you a credit for a 2/1 buydown
If rates are 6.875 your first years payment will be off a 4.875, year 2 a 5.875 then year 3 is 6.875
You can refi out when you need

In response to both replies, but being this one was more thoughtful:
I absolutely have been paying attention (to the former reply), and I agree with you that he’s saying all the right things. However, history has shown that Trump’s attention span leaves much to be desired and that his steadfastness regarding his stated policy positions is… malleable, at best. Trump is much more a populist than an idealist, and when it comes to making actual substantive cuts that are “unpopular”, I don’t think he has the stomach for it. He likes being liked too much.
I’ll say that I have vastly more faith that his administration will cut regulations than I do that it will cut spending in an amount that matters.
And I will be absolute stunned if he doesn’t actively push to reduce interest rates, divorced for any real economic policy reason, just because it will make people like him.

We’ve already established that you’re either a liar, mentally ill, or both. Petty insults are the only feeble bits of ammunition at your disposal.

as a percentage of GDP, Spending went down under Trump until Covid.

I'm kinda in the opposite camp. Trump was the most dovish president of my lifetime from 17-20--remember him working Powell on twitter for lower rates?
So I would not be surprised if there is some extreme front loaded positioning expecting the same in 25-28. The bar is being set much much higher this time around for a totally different situation.
