Steps to Take? - My Home Insurance Up 40%, Property Taxes up 60% (Mandeville)

As the title states, my home insurance and property taxes both skyrocketed. Got notices for both this week. Extremely frustrated

I know it’s unlikely, but anything that can be done for property taxes?

What’s the best way to shop around for home insurance? Whats the downside of using a place like this: Bayou Insurance Services , a place that shops around for you?

Past 3 years I've averaged 42% annual increase EACH YEAR (Madisonville)

Find a broker and let them shop around for you

Wow, insane, how can we stomach this? How much longer can this go on?

I get it, but there isn’t shite they can realistically do. If you don’t allow the rate increases, you’ll be left with just citizens, and feel free to get a quote there and let me know what you think.

Insurance in LA is crazy but I can’t really think of a way to “fix” it.

I had a broker that shopped each year but apparently they didn't have access to certain insurers. I switched to a local company LINK

It opened up Sagesure and while my policy didn't go down in cost, I got a hell of a lot more coverage and better deduct (prior policy I was probably well underinsured)

I was told by mine that I’m grandfathered in with 1000$ flat deductible included hurricanes/wind… that I wouldn’t be able to get that anywhere else and changing anything on my policy would require switching to percentage deductible. So I just bend over, but I haven’t tested shopping to see if anyone would match 1000$ deductible… but she told me they don’t write those anymore. It’s all criminal

Those are no longer available.. Take your flat $1,000 deductible and increase to $5k....will lower your premium a little and still have a lower deductible than a percentage depending on your location

We’ll see next renewal. my monthly mortgage payment has gone up 350-400 a month since I started out

Why? Mine doesn’t seem to be much more expensive than anyone else, about 3k per year. Already had a roof and fence replacement and “only cost me 1000$”. Might have even been 500$ back then

You can contact your Parish Councilman in St. Tammany and have a thorough conversation about rolling back Tax Millages to counter the increase in assessed values (This year is an assessment year)

I'd honestly show up to the council meetings and speak "adamantly" about it.
They are getting ready to set the budget for next year, so now is the time!

Just an FYI:
Your assessor's job is to reassess home values every 4 years and set the Parish Millage rate. It is up to the Council to apply the millages!! The council has the authority to reduce the numbers of mils allocated to each department of government.

St. Tammany is THE wealthiest parish in the state, and can afford to give their homeowners a break because they are all being bled dry!! Demand that the Council roll back millages so that homeowners see a Net $0 increase!

ETA: Looking at this, it looks like St. Tammany has actually rolled back total mils which is good!

The Louisiana Department of Insurance just approved a 25-30% increase in premiums across the board. So shopping may not do anything. Our southern parishes are getting gutted.

Say what you want about Jeff Landry - I'm a Republican and diehard capitalist, and I voted for him - but he absolutely fricked over Louisiana homeowners when he vetoed the House Bill for Tort Reform. All in the name of protecting his big Law Firm buddies/donors. It's a shame. He is not off to a great start at all as Governor.

One of my best friends owns his own agency.

The 25-30% increase in pay is nice, but he's absolutely swamped right now.
Trying to retain customers. Shopping rates left and right. He's in the thick of it. If you ask him, he'd prefer not to see increases pushed to his customers because they're struggling.

Lawsuit Info Suing Appraisal Districts

This real estate developer has enough of his assessed values going through the roof every single year in Texas. Filed a massive lawsuit and putting all of the evidence online for people to copy. This whole scam needs to end.

Yep. The politicians are straight out thieves at the local level to DC. We are getting 100% ripped off.
Someone needs to start a recall on this bum looking St Tammanny assessor. The guy is full of shite. No way my home value increased 36% because of Covid and inflation. The time period was from July ‘22 to June ‘23.

Join the "leaving crowd." Most people I know are making plans to eventually get out of Louisiana. It's a smart move to do so.

It's becoming unaffordable to live in a state that is bottom of the barrel. If I was a louisiana politician I'd at least understand people will say frick it and move
