Ive got 8 total, 2 on south side, 3 on west, 3 on east. I just trimmed them up and removed all the brown blooms. They looked great this year.

Interesting. Good to know. Are you in south Louisiana? Do you provide any supplemental irrigation beyond rainfall?

I have a row of little lime in full sun that do great, but have never turned pink. Just brown out in the fall Seem pretty indestructible

Thanks for the info. How big have they gotten?

If so, where are you located? And how much sun are they getting? Any fertilizer regimen or soil tips?

The flowers are supposed to turn pink in the fall, but mine all turn brown and shriveled up well before the fall. Anyone have luck with the flowers sticking around until they change colors?

Supposed to be a Louisiana Super Plant per LSU Ag, but I can’t get good results.

What makes you say it’s a new thing? Just curious. Dealing with the same
on my trees.
Good to know.

What does it look like between dying from the freeze and when seeds sprout? Just dead foliage? Do you have to pull last year’s plants up?

Also how long from the seeds sprouting until you see flowers?
Looks like it wouldn’t survive the cold though.

Interesting! That’s a unique idea
Looking for ground cover recommendations for between stepping stones.

The spot gets sun midday and some afternoon, so it would need to be a heat tolerant plant.

I’ve tried creeping thyme the past few years, but by mid summer it takes a major beating and majorly dies back.

I have one test spot with variegated vinca minor growing to see how it holds up.

Open to any and all suggestions.
Thank you to everyone for the feedback.

I reached out to other companies for more quotes.

The job was completed by Pabst Cooling Solutions located in Abita Springs for $3800. Highly recommend them.

What they were fixing/replacing for that price:

You are correct.

Spoke with them this morning.

This quote is just for replacing the coils only not the air handler unit.

Their exact words:
“Looking at the quote now. It is for the Coil itself. Aslo, it looks like it would have to come from the factory, with a 3-4 week lead time to get it .”

Edit to add: Getting more quotes this week. I’ll report back.
Thank you for the recommendation. Do you think he services the Mandeville area?
It’s my understanding that they are just replacing an assembly like this:

I’ll double check with them tomorrow if they planned on replacing the AHU too. No one mentioned that when they were here.

After dinner I’ll go in my attic and grab pictures of the unit itself.

Is everyone saying you would normally replace the entire box it is housed in too?
These are the coils in the attic inside the duct. This is for a 5 ton unit. They called it a Level 17 if that helps.

There is no existing warranty that I can apply. We are not the original owners of the house. 6ish year old system.

Breakdown is approximately:
$4,615 - Parts and Labor to replace coils
$440 - Liquid Line Filter Drier with Coil/Compressor
$455 - Refrigerant (3-4 lbs)

$5,509 Total

A leak was found with the UV dye leak test. Could see where it was leaking with the UV light and could see bubbles forming at the leak with a soap solution.

Excellent. Thank you. Will be reaching out to him tomorrow.

You need to increase soffit venting and maybe add a whirlybird or two. Without doing those and instead adding a powered fan, you will be putting your attic in a negative pressure and start sucking conditioned air from inside your home from around every light fixture and crack.

Great tips. Thank you. Looking into two whirlybirds now instead.

Went around my house and calculated the amount of available intake, and it’s severely lacking under what is recommended for my attic size. So definitely will be installing some vents as well.

Double checked in the attic, and we have nothing for the air to exit.

Where you located?

I’m in Mandeville if you know of someone worth contacting.
This is a little bit of a pricier option, but I recently installed one on my garage door. Closed all gaps, now no water or bugs get under my door.
Snirtstopper

They also have different sizes if you have larger gaps that you want to close up.

My garage is condition though, so I’m trying to seal it up as much as possible.
My bad haha I definitely mean the attic vent then.

compare to solar attic fans.

Interesting. Thanks for the tip. I’ll look those up.

why do you have poor airflow? attack that problem and won't need a fan.

I think it’s because of the minimal amount of venting. The only places that air can flow into the attic right now are repeating locations of perforated vinyl siding in the soffit, like this: LINK.

Nothing else in the soffit or roof is allowing air to flow in. I was hoping an attic fan could pull more air in and turn over all the air in the attic regularly, as long as that perforated vinyl allows enough intake air to be pulled in.
