from what I remember, I think there's basically one or two sets of restrooms per floor b/c it was all office space. Apparently the cost of replumbing it to make a hotel or apartments is prohibitive, or at least one of the main reasons those things keep falling through.

It’s a plant town, lots of jobs associated with all those plants. Seems like they’re always building new ones too

That's why the parking lots could be replaced with two small parking garages on either end of it with the required number of spots. The rest of the land could be developed into a walkable downtown, with 3, 4, 5, story buildings, mixed use, on street parking, parking shielded in the center of the blocks. The narrow strip of land along the lake itself would remain public.

I just think the renovation costs are going to be too expensive, as someone mentioned above the costs just for plumbing to try and do condos or hotel rooms would be insane. It’s the same issue that larger cities are seeing with trying to turn unutilized commercial real estate into housing.
Best option is probably to take down the building and look for development opportunities for hotel/residential/shopping/dining. Would be much easier to do something from scratch on that site.

I have a feeling its the field of work each is in that is speaking
If you think LCH is doing great etc. you need to travel a lot more.

The last plan was to make it mixed use with retail commercial spaces on first 2 floors. hotel rooms for the next few floors, and private condo's up top.
But like said, the reno was much too $$$ and after they called around, they realized none of the office space clientelle wanted to move back in.

Not sure if serious but since you asked. Nice building back then, had a deli and salon on the 5th floor. Parking Garage was nice to avoid nasty weather. Had a restaurant near the top floor that was closed by the time I worked there (2008). Building roof is still being for communication towers by local industry and first responders. Going to have to be relocated.

That is right in the way. Its not that full. I think there are like 5 or 6 graves in it and they are all from 100 years ago. I doubt any relatives are around to get pissy about relocating it

That cemetery is pretty dang cool. Used to hang out there when we were kids and scarw the shite outta each other.
