What is a reasonable offer for clear cut land in rural Alabama?

I am looking to get a decent deal on some clear cut land and the seller is asking roughly $1450 per acre. Another offer from another individual has been made that was "very" low, per the realtor and its been on the market for three weeks with no offers other than the one described.

Without getting too much into the weeds, would an offer of 85% asking/or less (maybe $1225 per acre) be a good starting point or should I be more aggressive (lower) than that? (sorry for the lack of details, as every property and situation are different)

My first time dealing with a potential land purchase, so sorry for my ignorance.

Worst they can say is no. I paid 15k an acre for my 10 but that’s in Pike Rd.

Seems pretty low, but a lot depends on location. What county? What can you do with it?

Lamar county. Hunting, recreation, maybe cabin later. Just need a spot to get away.

Personally, I’d make doubly sure that all those things are going to be possible at that location with that asking price and ensure that you will have available access to the property if it doesn’t border a road. I’d also make sure there aren’t any obvious legal issues with it. Are there a bunch of neighbors living near the border that are going to trespass constantly when you’re not there? If all that checks out, then maybe offer something like 5-10% off asking price, but don’t be surprised if they decline it and want the full asking price.

Buying property is very much a “measure twice, cut once” activity unless you’re just rolling in cash or enjoy headaches.

What about that tract appeals to you compared to others? If just the price, leave it alone.

Topography is perfect, all weather creek running through the property…even has a pond, frontage road (no easement issues), fairly clear property lines (digital aerial overlay matches apparent tree lines and borders with no encroachment) and it’s it big enough that if split, both my boys have a sizable chunk to inherit. It’s a realistic dream property, and it’s less than 4 hours from home. I’m Checking it out tomorrow…fingers crossed

If your talking about the 52 ac at Vernon, I hope you tied it up because it is showing Under Contract now.

That's a decent price already of it has access and at least nearby power. Is it recent clearcut or is it planted/regenerated?

Recent clear cut. Checked it out today. Walked the property, but what I thought was an all weather creek appears to be a wet wether creek. Still a nice property. Gonna be a huge job cleaning up the brush.

I handle most of the land sales for our office. Given your description of the land, the price they have it at is fair. Of course I’d have to know more about it to really say.

One thing to be careful about, most realtors HATE dealing with land, whether listing it or selling it because it’s a low commission sale. As such literally everything is suspect about the property unless you have a parcel ID for it and can identify it through land glide or the tax records.

Frequently when I’m researching land my my clients are interested in it’s not where the listing agent says it is.
