Orkin “Inspection” & Termite Control Question

We pay Orkin yearly for ~5 years now for the termite bait / traps and inspection. Yesterday they came for the “inspection” and by the end I’m getting pitched 54 month financing to do gutters and attic insulation from a pest company. All he did was convince me I am being taken for a ride and need a second quote.
South MS area, what do I need for termite control? As I mentioned, we have the baits, never see them swarming here, and he freely admitted he didn’t see any evidence of rodents/termites/ moths (while simultaneously pitching stuff to control them). I’m fairly certain the baits put some liability on Orkin for termite damage, that’s really all I want….the minimum treatment I need, hoping the infinite wisdom of the OT can provide insight into what they would recommend.

All exterminators are shady AF and hire employees who are either about to be sentenced to prison or are new parolees.

The upselling is ridiculous, but to answer your question of what you need for termite control, regular inspections are a must. Even if it’s not once a year (like maybe every several) it gives them a chance to spot termites and try to treat it before they cause severe damage to your house.
So it is necessary IMO. Just obviously not all the additional shite they’re trying to sell you.
You can also inspect things yourself for the more obvious signs (like tracks on your slab), but I’d still leave it to professionals to do a thorough check for you. The last thing you want is legit termite damage.

I have a local termite company. No upselling.

What's odd is a termite company pushing gutters. Gutters not being maintained are responsible for a ton of termite problems in homes in the South.

If you do get some damage all they will do is walk around your house and look for ways they can get out of paying for the damage.

I worked for Orkin for a few years the upselling is part of the job. Their products are 2 times the cost of most local companies. Anybody in the south needs termite protection but it can be done by owner for a couple hundred bucks. The chemicals and baits are cheap do it yourself but remember to inspect every 6 months for termites.
