Flood Insurance Experts?

Can any of you, baws direct me to the best site to determine a flood zone in Central? Also, is there a site that provides an average price for flood insurance in a given area?

I'm Googling, but I suck at all things insurance....

This will give you the zone the property is in, with the new way they do it, there is no way to even guess.

I’m a real estate agent and I saw a property that was in an X zone last yr that was $1800.

AE flood zone. That's what the FEMA site says. Now, I have to research that. I hate this stuff!

What is the situation? Do you currently own a home with no flood insurance? If so, the other poster is correct, your first step is getting property surveyed and an elevation certificate. Should run you around $3-400.

No, family is possibly buying a home there but hadn't given flood zones/insurance any thought. I'm just trying to get some information together for them. I appreciate y'all's assistance.

No longer necessary with FEMA flood.
I have found that private markets and fema have inversed, I.e. fema used to love flood zone x, and would write it at $582/yr. Now, sometimes it’s triple that. FEMA used to hate VE/AE zones, and now they love them.

Yes put a FOR SALE sign on it and never buy in a flood zone again. You're wasting a lot of money if it's in a flood zone.

While you are at it, you might check into the windstorm build certification. Here in texas not having a certification runs the windstorm bill up several thousand dollars

Flood AE means you are required to have Flood if you finance. Several factors go into determining the rate.

Did it flood before?
How close are you to a body of water? (Comite?)
Flood Elevation and how far your property is above that.

Fema 2.0 has changed the game a bit.

The home may already have a flood elevation cert. Your realtor should be able to find it for you.

Average price is $350 per month unless you build 3.50' above sea level then rates go down by 35.0%. Put a dirt mound under dat trailer baw, not cinder blocks
