What are the OT home buying tips?

What should a first time buyer be aware of? Looking at single family homes and there are so many various ways of heating/cooling/stove/etc. that I am unfamiliar with.

Looking at homes in the north east and they have oil heaters? Ive lived in apartments most of my life with central heat/cooling and have no idea.

Also if I ever want to set it as a smart home (have a dog so want the temperature to be suited to what dog wants) is that even possible on a older home?

Houses are overpriced and rates are up. I'd advise you to be very frugal in your choices. Dont get caught up in the McMansion craze and saddle yourself with 3000 mortgage payments for the next three decades. If you are 40 or older... keep renting. Cant help you with oil heat, but a wifi thermostat is easy to install and cheap and has nothing to do with the type of system you have.

Sadly due to where our jobs are and where we live, 3000 isnt doable. We are looking at ~ 7k. We live and work near Boston

thats absurd. 7K mortgage payments for 30 years versus how much in rent? How old are you? Will you ever benefit from the equity in your home?

get inspectors for everything - a home inspector is ok, but get an electrical, plumbing and so on specialized inspectors.

I didn't and I am really kicking myself for ir.

Were in our early 30s. We have a 1B 750 sq apt but getting married soon and need something bigger. 2B at current rates are 3.3K

Bang the wife in the house you're looking to buy before you buy it. Make sure everything feels right. See if you can get the Real Estate agent in on it also.

I sent out a inspection contingency of 10k on my first offer. If i hired multiple inspections, can that get me out of a bad deal?

Also how long does boilers and other utility aspect last? Concern is that its expensive to replace.

Anything truly DIY for someone with no experience using tools?

Can't get much house at the current interest rates! Not the best time to buy.

Decide what you are looking for ahead of time and write down everything you want and what you don’t want. If a house does not meet your list don’t spend your money on it.

Don’t fall so in love with a house that you throw common sense to the wind. There’s always another house to look at.

I love my dog but she doesn’t need a smart home to be comfortable. Just set it to like 68-70 baw.

unless you see yourself living near Boston forever, I'd rent for 3K before buying for 7K.

With these rates and current housing prices, this may get you a 3BR/2BA 1800 sq. ft. home in the burbs especially if you're in a high property tax rate state.
