What are you looking to spend? That’s not a cheap time of year to visit and I’m happy to help you out but a rough estimate would help.

Abita can help you immensely, he helped me a lot back in July. I stayed at the Hyatt Regency on Avenue de Lafayette. It was a couple of blocks from the Commons and there is a T station right there. I got to Fenway from that station. The Freedom Trail is right there. Also caught the T to the aquarium. Hotel is about 2 blocks to Chinatown as well. I paid about $350 a night.

We like the area on the the NE Corner of the Common. quite a few T stations near there to get to the Sox game and certainly walkable to North End, West End, Downtown, Beacon Hill, Back Bay, Chinatown.
In that price range I would probably suggest Club Quarters Hotel near Faneuil Hall or the Omni Parker House. There are better options in that area for another $100/night (The Godfrey, Hotel AKA, The Langham) but we love that area. On our last trip we spent one entire afternoon just hotel hopping in that area just to see the places we liked and didnt like based on price for future trips.
Another option we considered but decided to go another route was Sonder The Hancock. It's on the other side of the common but still not a terrible (downhill) walk to the Park Street Station green line) or Downtown Crossing (Orange Line) plus it was closer to the Night Shift Brewery area out near the Charles River which was really cool.

I stayed here. I liked the location. Boutique hotel with a small room and no mini fridge- that was annoying to me ( this was 2017, maybe they’ve changed that) . But a good spot.

We stayed in the theater district and it was full of homeless people. Didn’t really feel unsafe except later at night it was somewhat sketchy. Lots to see that is walkable in that area though. I’d stay in the waterfront area maybe. It seemed nice over that way.
