So those gains will likely go away.

If your home value increased by 150K you could sell it and just rent for a few years. Or you'd have more equity if you needed to take out a HELOC or something. Point is if you were a home owner you have benefited from the increase in your property value over the last 18 months

Again. House values are now dropping and so many of those people are now upside-down in their mortgage that has an interest rate over double what it was 2 years ago.
