My gf lives in Conway. I'll probably be there eventually.

weird mix of retired and rich folks
can confirm. Old people are always available to walk your dog when you are out of town and they like happy hours 7 days a week after golf. There are worse things in life.

Yeah, uhh Ouachita is like 30 miles in length. It's immensely bigger than Hamilton and one of the best hidden gem lakes in the entire South. There's also almost zero development there because it's surrounded by a national forest. The campgrounds are also probably the best in the state.

Arkansas does a really good job with their state parks as well as promoting and protecting their natural resources.

Seems to have stuff I want. Golf courses, mountains, hiking. But it looks like it has lots and lots of old people. When I’m old, I don’t want to see old people everywhere I look.

I’m 41 and if I currently had mountains, hiking, and lakes that aren’t gravel pits, with old people everywhere I look, I’d probably think I died and went to heaven.

I used to own a condo there and went up once or twice a month to play golf with my buddies and our girlfriends. Great gold courses, but nothing else to do, really. Kept it rented out the rest of the time. And yes, that's how the courses look.

It’s a big development with a lot of undeveloped lots that people invested in years ago. So if you’re looking to buy, there are many opportunities to buy from someone looking to unload their old investment.
Pffft, the Homeowner's Association auctions off the foreclosed lots cheap. They're foreclosed on by the Homeowner's Association for ceasing payments of dues to the association, not by some lender/creditor. The association just wants that stream of revenue for the dues so they don't care about valuation usually, lakefront lots and other "special" ones might be an exception.
