Anyone heard of current building rates?

Looking to build and wondered if anyone has talked with a builder recently. Wondering $$/sqft range right now building an average home

depends on what your "average" is. I spoke to some builders during the Parade of Homes and I would say the average price they gave me was in the $250/$260 square foot range (living area, not under roof) and that was with me owning my land already.

This is like asking how much a car is. Kia and Mercedes both offer cars with air conditioning and leather seats. Neither are close to comparable price wise.
Would need way more info to give an accurate number.

Three builders I spoke with:
$120-$140/sqft total
~$135/sqft total
Luxury builder in NOLA ~$200/sqft total

Depending on finishes it is around $150 a foot for tract housing and the same builder will ballpark around $250 for the exact same drawing if it a prospective buyer calls and asks what a ballpark square foot price is. Take a look at Realtor or Zillow in your area, find something close to what you are looking for, look at the square foot price or do the math yourself and then call builders in the same subdivision and ask them about building that same plan on your land. Chances are better than average that they will nearly double the price for the existing home. Why I can only speculate but I estimate commercial and industrial construction as part of my job and keeping up with home prices is kind of a hobby. I have done this several times in several parts of the country and it never fails that the same builder will double the square footage price for the same house they are advertising for sell....

So a quick look at Realtor.com in Baton Rouge for 3/2s indicates several hundred homes for sale in the 1600-3500 square foot range for somwhere between $1.50 and $1.80 a square foot. I have no idea what the neighborhood is like but keep in mind that includes whatever landscaping there is, the actual dirt, utilities etc.
Of course the same builders will quote somewhere between $2-$3 a foot for those same houses minus the actual dirt it is built on LOL. Again, I can't speculate as to how this is but I know if for the truth, at least in my experience. It leads one to wonder if it is not better simply to buy one of their spec houses instead of the same house at double the price???

Working with a good custom builder now. Also own my land and he has me at $200-210 on a 4000 sq ft house with a 800 sq ft pool house high end finishes.
That doesnt include the dirt which will probably be 40k or so

That seems like a more reasonable amount for a custom with high end finishes than what most builders would quote...but they will probably sharpen their pencils if they want the job. They hate square foot pricing because most people take it to heart but it is a legitimate way to do a budget estimate if accuracy is not critical...

Lol. Electrical is over $4/ft- for basic wiring. Custom homes usually wind up in the $9-$10/ft range- for electrical only.
