In Louisiana, any personal liens attach to property owned by that person...which means if the seller or whomever donated the property to him have judgments against them in the parish mortgage records...then they now attach to the property. Contact a title attorney...they handle this everyday....
Contact a real estate title company in your area...they will have the abstract done( to protect you from liens attached to the property) and will provide the necessary paperwork to transfer the property....

If your own the home outright its not a bad deal for the seller. You are pretty much getting paid monthly with no risk. If they breach the terms of the bond for deed contract, which is like breaching a rental contract, then you are under no obligation to them. You have not transfered any ownershi...

Do you currently have a mortgage on the house? If so, your mortgage has a clause that says they will not allow you to do this. Call AMG title and ask for an update. This is what you are paying them for when you purchase a title policy. If any money is owed to clear the lien they will let you know and it will have to be paid at closing. ...

Call the title company as it is there responsibility to sort this out. I do about one of this a week and rarely is money still owed. if you went to court the DA will cancel the bond forfeiture, but again the title company will usually handle this on your behalf....

Call the DA's office and they will look into it. if you made your court appearance then they will cancel it from the records. If you failed to appear then you owe the money. good luck...
