I live in Uptown New Orleans have have about an 8’x30’ strip of grass between my patio and landscaping that gets a good amount of sunlight but not all at one time. Not a ton of shade trees except for a sugarberry in my neighbors yard. It was St. Aug when we moved in but I killed that by accident between overwatering (via irrigation system), dogs peeing, and in my ignorance supplementing nitrogen fertilizer as it started to die.
As winter set in I ripped up the remaining St. Aug and planted some perennial rye. It took fairly well, and I supplemented annual rye in problem areas. It never was completely lush and green but it worked fine.
I humbly come to the board for advice. As stated I have two larger dogs. One was raised in AZ and pees on the rocks in our landscaping, the other however pees like a fire hydrant in the grass.
What species should I consider planting this spring or before? I would like something a little softer like Bermuda but I’ve heard it’s temperamental with the dogs. Assuming sod over seeds and is there anything I can do ahead of time to help?

Meanwhile, Carmouche’s Rock Bottom Bar on Tchoup has been hosting block parties for the past couple weekends with hundreds of people flooding into the street producing a weed cloud that can be smelled from several blocks away, but you will hear nothing of this.

I just moved uptown and there is a guy down the street who is known colloquially in the neighborhood as crazy Dave. He walks the streets at all hours of the day and night usually screaming something nonsensical and occasionally breaking out into song.
He has a somewhat normal appearance. He is always pleasant if you stop him to say hi, and will break from his schizophrenic episode to have a very polite conversation with you.

You’re going to be out of our price range at that sq ft in 70115. We live in 70115 at the moment. Pre-approved for 550k. Fiancée is in real estate and can do entire transaction off-market so no commissions fwiw.

While I personally have little desire to live in Metairie, I definitely agree the current leadership in Orleans is pitiful. Has been and likely will continue to be. Desirable areas within Jefferson/St. Tammany have been benefiting from the flight from taxes, utilities, leadership, etc. for some time, however, so this is not a new phenomenon. Yet, housing prices uptown and other desirable areas within Orleans have continued to go up the elevator as well.
I guess the real answer to my original question is, nobody knows. I figured some of the savvy investors in here might have had some perspective that I’m not seeing.

No but many likely work for/own businesses that are tied to the local economy. Restaurant/bar owners, executive chefs, commercial real estate, banks that lend to local businesses, Air BnB ownership, event planning companies/venues...need I go on?
I think it’s a little short-sided to suggest that the Nola economy at large won’t be affected by the pressures of relatively zero tourism.

I’m reading the 24MM that JBE is employing is for rental insurance for households making less than ~25k/yr. I seriously doubt the program is helping people that own homes uptown in the 400-600k range. Did I miss something?

Fiancée and I have been looking for our first home for about a year- seriously for about 6mos. Rented for past 2.5 yrs. This is my 2nd stint in Nola - lived here 2010-2012 for grad school before moving out West for work. We would like to stay uptown in a 3/2.
Having a hard time understanding the current market as I’m sure many are. Not a ton of inventory, but a competitive market with the number of buyers in our price range which would tell you prices should be going up. They appear to be staying pretty steady, however.
I just have a hard time believing prices won’t be coming down in the next 12-24mos with covid’s effect on the local economy. Local restaurants/tourism all being depressed for the near term should have a significant effect on home prices, no?

Funny how things work out - Put an offer in Friday on a house near Jefferson & Magazine significantly below list and the sellers accepted at roughly $265/sq. ft. which we believe is a steal. They’re also paying the majority of closing costs. I feel like it will be hard to lose with this location, footage and yard.

There are a lot of moving parts because of the size of the operation and the inclusion of things like the event space for weddings etc. into the budget. All that said, To characterize the “break-even” course as a failure from your la-z-boy in Zachary or whatever shite suburb of BR you’re from is ridiculous.
Judging by the public response to the news, you’re on the wrong side of this one, man. Just give it a rest.

Agree. Played Monday @ 11 through TeeOff for $59. Greens were a little sandy but rolling true. Bunkers weren’t in great shape but to be expected with the deluge last week and rain over the weekend. It was a great day to remember how bad I suck!
