How much has your property value gone up? Nat'l average is about 4% a year. If you got a "good rate" then you bought, or financed, likely in 2020 or 2021. I'd be willing to bet your home value has gone up by about......... 20% since then.

I am in no way discounting the insane cost of insurance. But, we cannot have our cake and eat it too. If the value of the home goes up, so will the cost to insure said home... Plain and simple.

Just watched. Dang near tear jerker. Nobody has a perfect father, but the love between a father and son is like no other. If you haven't seen it, go watch, its currently on Netflix.

If you have a relationship with your father, cherish it and squeeze out all the juice of life it provides. If you don't have a relationship with your father I encourage you to put away any skeletons you can and tell the old man you love 'em. He won't be here forever, and neither will you.

I have optimism for several reasons. Mainly, I like to look at the big picture. LSU won 2 natty's and lost one with two straight up imbeciles at the helm. Obviously BK being the winningst coach in CFB is better suited than the two previous.

And, more than anything, life is a lot more enjoyable when the glass is half full!!!!

He inheritted a bad situation in the defensive backfield. As such brought in 4 guys from the portal. All 4 of them unavailable... Sometimes the ball doesn't bounce your way.

You are proving my point exactly... It is not like he is losing to bottom tier teams habitually. We were HORRIBLE when he walked in. In no way am I condoning the losses. With that being said, you have to acknowledge that the program is improving. The sky is not falling.

So, does that mean that he is such a good coach he can win the SEC west without caring??? Imagine if he gave just a tiny bit of effort!!!

We are trending up because we were 12-12 in the two seasons before Kelly got here. We won 10 games in the first season alone... Obviously we are better off than we were before he got here.

His 7 losses against:

Fla St
Tennessee
7&5
UGA
Fla St
Ole Miss
Bama

Three of those losses given up to teams currently ranked in the top 4. One of which is two time repeat Champ. Another loss to a team that is certainly expected to be top 6 on Tuesday, and owns the greatest CFB coach of all time. Two really bad losses to 7&5 and Ole Miss.

The last game before CBK was hired was a bowl game against Kansas St with a WR playing QB and 41 scholarship players (I think?). The program has vastly improved since.

My confidence in winning two more conference games this season is low, especially with Daniels likely out. But, here soon we will look up and be in Atlanta year in and year out. With a larger playoff surely incoming I beleive we will be a playoff team every year. We lost a big battle but we are trending up to win the war. Geaux Tigers.
Nobody wants title insurance until they do... And then they are really, really glad they had it.

And, it didnt cost you "thousands"

Also, you go lend someone a couple hundred grand for a house and see how you feel without any insurance in place to protect the title to your collateral.

Understandable frustration you have, but title insurance is undoubtedly a necessary "evil"
