With the cost of homes for quite some time as long as you dont live in some redneck low income town where homes are dirt cheap...

take alot of cash up front for for the monthly rent to be positive "in the green" cashflow....

You dont make money on the rent, you make your money on the appreciation of the home, while someone else is paying the majority of the mortgage.

Nothing new....

1988 I was given a 1972 Volvo 145 station wagon, had to install my own replacement junkyard transmission $275 at 14 years old...

Then in 1989 bought a bad-arse 1972 datsun 240z for $3500

1990 while still in highschool I bought & actually partially financed without a co-signer a brand new 1991 mustang 5.0 hatchback, fox body, $12k

was a short term play for me as I bought recently, a month ago.
I got out yesterday, put some money in my pocket so its all good.
Interesting to see what happens the remaining of the week with share price..
Did the ai bubble pop or is nvda going to the moon & beyond...

reading comments in various feeds, bulls vs bears, its a shite show...
I made some money, im happy.....
I usually ride these plays-up & back down w/o getting out, no profit....

vti etf or vtsax mutual index fund equivalent....
with vtsax you need $3500 to start & from there you can set-up a monthly auto invest from your bank acct....

im not a reqtec fanboy, I was given one & for what you pay for them, theyre not that great....
Nothing wrong with a Pitboss pro series, I have a 1100 series.
Yes it was 4 years go when I bought it, but was no more than $500, assembled & delivered included, purchased at Lowes
Zero problems so far,
I feel construction is better than Traeger, & youre not paying an arm & a leg for the Traeger brand name.....

lots of scams going on right now...
Have 2 buddies / ex-coworkers that fell for it.
A third friends email was hacked & that email sent out an email stating how she was making a killing in a mining company that is utilizing ai
10x your investment & zero risk......
They both fell for it.....

I need 2 new couches, afraid to pull the trigger on anything....
Pricing is ridiculous & if you read reviews, theyre all garbage....
I dont want to spend flexsteel money & at the same time really nowhere to even sit on a flexsteel couch here in san diego....
Most retailers in my area off their website can order flexsteel but minimal on display if any....
Frustrating....

I would love to jump in on this nvda train but at this price right now & rsi @ 70, seems like a bad idea to my not much of a stock investor mind???
Ive got $1500 ide like to grow but dont think this is the answer for me at the current pricing....

Whats great about an iphone if parent also has an iphone, being able to know where he's at at all times....
Unless he intentionally leaves the phone behind, or at a friends house while they go to a party, etc....
Yes I know its to early for that, but its coming...
Ive got a 14 year old & think mom got him a phone at 6......

Ive got multiple Kohetsu's
Love them!!!
Need to be aware though a jap knife is an instrument, not a baseball bat like the german knives....
