We’ve moved quite a bit over the years.

What I’ve learned is to rent a dumpster for a week and place it in the driveway. Then we go through the entire home ..... “pack it, donate it, or dump it”.

It helps with minimizing the accumulation of crap. It also puts you on a timeline since you know exactly when the dumpster is being picked up.

It costs about $600 but it’s worth every penny in the big scheme of things.

Just my 2 cents.

Learned to drive a VW Bug with a stick, cast homemade tout tails with an Ambassador 5000C, reloaded shotgun shells with a MEC, mowed the lawn with a lawn boy, used a card reader on my HP41C, listened to CCR on 8 track with Jensen C10’s, and drank Boone’s Farm Tickle Pink and Miller ponies.

Now, I drive a car that can slow itself down when approaching other vehicles, throw live bait on a spinning reel, order steel shot online, have a yard crew mow my lawn, use a phone loaded with apps, listen to podcasts wirelessly, and drink Pinot noir and Guiness .....

Moral of the story: today, I most likely couldn’t throw a bait caster without spending all day untangling line ....
Well, I believe that it was these same ‘religious leaders’ who once had this man called Jesus nailed to a cross because he wasn’t following them and falling in line. Now, I’m supposed to all of a sudden listen to their almighty wisdom because they know better?

Its like like that disgusting bubblegum wall in Seattle. It all started with just one piece of chewing gum someone stuck on a wall - arguably illegal destruction of property. Others followed because it seemed cool. Time passed. It then became acceptable. Now it’s a tourist attraction. If someone tried to clean it up, they would no doubt be arrested .... for destruction of property.

Like OV14 mentioned, you would need to live there the majority of the time to claim it as a primary residence, but I think you knew that already.

You can do a lot of things, but that doesn’t make it right.

If you are going to retire in a few years anyway, why not use the equity proceeds from the sale of your current primary home to pay off / down your new primary home (the land and cabin)?

Since you are talking about a year out from buying, I would spend your time focusing on neighborhoods rather than homes. Reason being (as you know), the Nashville market is super hot right now and houses move fairly quick. Neighborhoods change but not nearly as fast as homes sell. Nashville also has different pockets with different vibes. I’d recommend spending the next year choosing which area you guys like. After that, when you are ready to contract a home, move your focus to which home in that specific area of town you want.

Just my 2 cents.

The dems thought Biden would run as an establishment candidate and could safely run on his association with Obama alone. They didn’t think he’d be such a poor candidate. Now, I think they are scrambling for options.

Everything in dc is choreographed, so yes I believe the trump admin knew and timed it after the primaries.
Unfortunately these stimulus bills have nothing to do with the China flu impacts. They are just opportunities for kickbacks to politicians and redistribution of wealth from the tax payers to those who aren’t.

They just aren’t a SEC brand. Never will be.

They didn’t run to the SEC, they ran from UT.

The SEC used them and their insecurities towards UT to expand the conference footprint and viewership. It was a money grab by the SEC and not a best fit move. There is no southern alignment / chemistry with them at all. Many other schools would have brought a more southeastern flare to the conference but not the marketing footprint of southeast Texas.

I took my daughter to that game. I remember driving through town listening to the local radio station talk show before the game. They commented “these fans started showing up on Tuesday and have been tailgating in the mall parking lot since Thursday. Do they not work?”

Or use part of your lifetime exemption amount now to give more now without a tax penalty. You just need to file with the IRS that you went above the annual gift and will be using part of your lifetime exemption.
