I got a Massca pocket hole jig a couple of years ago to replace my old Kreg. Same kind of deal but its more heavy and metal feeling. Less plasticy feeling. I like Kreg though, i use a lot of their little jigs.

I practice in the foreclosure area as well and for the first time in a long time, I've seen a few banks set their opening bid amount below "payoff". This can vary based on your city obviously but in my area, I haven't seen that happen since pre-covid years. Every thing would get bought at auction for payoff+.

Foreclosures are often just 1-3 year old mortgages. Those houses were bought at high prices and the market has fallen a little around here since then. So a lot of houses weren't moving at auction for opening bid - they weren't "deals" for the investors.

I think for legal, what concerns me is the entry level jobs/paralegals, etc. The older guys, veterans, and ones who own their own practice will probably be fine, at least for the rest of my career. We can use ai to replace paralegals and instead of hiring fresh graduates out of law school. We can essentially build a team with a lawyer, secretary, and ai - instead of what used to take a lawyer, secretary, paralegal, and new graduate hire.

What worries me, is how that affects the profession down the road. I can envision a scenario where the established lawyers are doing even better but there may be fewer of us in the trade.

In addition to that, there are clearly certain areas that will be more or less affected. Litigation and complex matters are fine. Uncontested divorces and entry level type work - not good.
Lawyer. Don't love it. Clients can be difficult and the amount of deadlines is stressful but this probably varies by what area of law you are in. But I'm also self-employed and I couldn't imagine clocking in 9-5 somewhere everyday without the freedoms I have.

But if I could start over today, I would've gone a different path.
I bet mbappe to win the boot yesterday but then I got concerned about his playing time. I don’t follow soccer so I didn’t know if it is normal for teams to play starters in this game or not.
I went through a Primo phase where I was using it for everything but I bought a Weber genesis on natural gas and I use it 3-4 times a week. So convenient.
I wish I would have done something like this. I ran an Onkyo with a Zone 2 from my tv room outside to my pool area so I could power 2 speakers and send my Comcast tv signal to the outside TV. This was a ton of effort, glitchy, locked up, had to reset the onkyo all the time. I moved to YOUTUBE TV and now the outside tv just uses the app & wifi and my two powered speakers are basically useless.

I can still push music out there from the Onkyo if I want to go the trouble but that wasn't worth the headache and expense of setting it all up.

For me, OLED is better. Is it worth the price, depends on the specific prices.

Personally, I went OLED in theater/TV rooms but a kids bedroom, outside patio, garage, etc, I chose not to. OLED really shines in rooms where the light is controllable or that you can darken well when using.

But some people do prefer the color pop on QNED. It's maybe not as realistic or true colors for a picture connoisseur but some people equate the brighter picture with "better".

I always use Wild Orange - captain reeves out of zekes. Been maybe 8 times with him.

I used Base44 to replicate a law firm management software I was paying about $500 a month for. I don’t see how those kinds of companies will make it. They are going to have to decrease their price significantly. Client contact info, case information, pipeline of different types of cases and what stage they are on, integration with calendar and can fill in common forms based on the intake forms, etc.

I used lovable to create a sports betting predictor like college basketball that uses 2 or 3 apis like the other user mentioned he did for football. This is just for fun to see how accurate I can get it.

My thoughts

1. Miami has a good defense but A&M and Ohio State had total of 5 turnovers I think it was. Ole Miss has played GA twice and Oklahoma who are the 7th and 14th ranked total defenses. Miami is 10th. Ole Miss had 431 yards, 351 and 473 yards. Oklahoma and GA gave up 17 and 16 points per game and OM scored 43, 34, and 39 on them.

2. Miami was outgained the last two games, Beck threw for just 103 and 138. They gave up 287 passing to OSU and over 325 yards in both games. A&M had almost double the first downs I think.

3. Miami's average yards per pass was just at 5 yards those last two games. Ole Miss was 8 against GA and over 9 for the year.

So while the strong Miami D seems to be the main narrative, I'm shocked more people aren't asking if Carson Beck can score enough points either.

Edited to add that I am biased because I bet Miami once this year and it was the Louisville game where Carson Beck completed more balls to the other team that his so I haven't forgot that game.
KUIU makes a good tent. Nemo is good but some models have issues. I like the Slingfin Portal but pricewise I'd go KUIU, it goes on sale a lot and in a package with a footprint pretty often.
Usman won but if that fight goes another round I think it might be a different outcome.

Been posted already, but I put a TCL outside and it actually looks really nice and has held up through 2 winters just fine. It's much brighter than my Lg Oled in the TV room and some people like it better even though it cost a fraction of the price :banghead:

I spent a lot of effort running a zone 2 connection to my receiver and installed two speakers outside so I could mirror the TV room. It's nice but almost not worth the effort. Sometimes it can be flaky. It's a lot easier just to run the YouTube or ESPN apps from the TCL if you aren't going to watch something for very long.
I got rid of a 2008 Tundra to get one of the new ones but then they had the recall. Since then, I've gone full circle to Ford, GM, RAM and back to Toyota trying to decide what to get. They all seem to have problems and it's a roll of the dice. I was set on a Chevrolet ZR2 or Trail boss and then this 6.2 news hit.

So my question for anyone who knows - how is the 3.0 baby diesel in the GMC/Chevrolets? Would anyone recommend or steer me away from a ZR2 or Trail Boss with the 3.0 instead of the 6.2? The ZR2 doesn't come in the 5.3 - but the Trail Boss does. I think I'm too concerned with the 6.2 to go that route now.


I was mainly looking at the off-road trims. GMC At4, Ford Tremor, Toyota TRD Pro or the limited with the TRD package, Ram Rebel, or Chevy Trailboss/Zr2

^^ Was going to post this. Even in his losses, he usually puts up an entertaining fight. It's not like he's getting demolished every time. I think he has been in 3-4 straight fight of the night or performance of the night fights but his age is creeping up there.

I like Chandler and Paddy. Just based off Chandlers age, I'm probably pulling for Paddy since he'll be around for awhile.
This is me! I've ran the numbers before but I would have to purchase a house that cost around 60% or so of the house I bought in 2021 to keep a similar payment.

I would have to give up my pool, 1200 ft shop, and a little over 1000 square ft to get a house in that price range......and have the same payment - no way I'm doing that.

Agree that it isn't the most attractive card based solely off of names but sometimes the bigger name fights don't end up being that great. I can think of a few times I had friends over to watch the big fight which turned out to be a dud. Sometimes the lesser name guys who you don't even know can be entertaining.

Jones vs Gane for example. In 60 seconds he had him against the fence and in about 45 more seconds later it was over. The true fight fans probably still enjoyed it but the casual fan, not so much.
