Looking to take the wife on a trip in July to Rosemary / Alys Beach. Anyone been and have any opinions on this area? Have never been to 30A area.

Can't really go wrong with either. Rosemary is complete/built out and more crowded. Alys is a bit more upscale, less crowded, but not nearly built out. So you will run into some construction there. I have stayed at both a bunch of times and both are nice. I prefer Alys a bit more.

They’re right next to each other so you can spend time at both on one trip.
I enjoy that area for the occasional trip but it’s a bit pretentious/snotty for the beach. I prefer my every day beach a little trashier where I can bring natty lights and my own chairs. You’d be an obvious interloper for either of those transgressions at Rosemary.
With that said, white women love the place. It’s worth seeing. Look into renting a carriage house in rosemary if it’s just the 2 of you.

There's more restaurants and things to do in Rosemary

Seaside is a bit more older kid friendly. It's a "let your rich teens and all of their friends free range" type of place. A little more 'fun' vibe out of Seaside beach. We like less crowded spots though.

Personally I would avoid Seaside, nice area to visit for dinner one night but just too crowded most days. We’ve stayed at Rosemary, Seacrest and Seagrove over the years and prefer Seagrove as it’s more low key and less crowded. Seacrest was nice too as it is between Rosemary and Alys so you can walk to both. Seacrest has a huge pool which is nice if you need it for small kids but the walk/golf cart ride to the beach is a decent walk/ride.
We are actually skipping 30A this summer and renting a house right on the beach in Cape San Blast, looking forward to the no crowds.

30a is amazing; really the only negative is the ever-increasing popularity. Rosemary is a great place to vacation. If you don't rent a cottage, the Pearl Hotel is worth a stay.
I've been vacationing in the area for over 20 years, so I can give you tons of recs if you need them.

Try searching Seagrove Beach. There are some great beachfront properties there that are a little older, but many are refurbished and much less expensive than Rosemary or Alys. Seagrove/Seacrest is right in between Seaside and Rosemary, so you can still enjoy all they have to offer. The Publix on CR 395 is an easy drive. Check out The Hub while you're there too. It's a neat outdoor pavilion with a bar, restaurants, and shops surrounding it.

Do not go to the Publix on 395 on a Saturday or Sunday afternoon unless you want to lose 2-3 hrs of your life. The store is tiny too so with all the people in there the aisles are a pain to go through and that’s before you even have to wait in a 20+ person deep checkout line. Go first thing one morning when they open, it’s worth waking up early to avoid the mass afternoon chaos.
