I live within 3 hours. I have gone twice. The place is really quite laughable on nearly all fronts. People were/are building $1.3M cabins as investment properties in this town of poor people. The poors doing the work got wise and start twisting knifes during builds. $500k projects ballooned to 2x or more.
Now, post covid, nobody is going there. Because there is nothing there. I feel bad for the people that bit the bait on the opp-zone up there. There will never be significant ROI there on which taxes can be saved.

I have a buddy on the Texas side of the Red that is a very good contractor. He was buying a few lots to build cabins. He asked me if I wanted to buy a lot and have him build a nice cabin on it.
I thought about it because I'm always interested in buying real estate, but after a day of penciling, I told me wife hell no. I'm glad I did.

Grandpa is buried there. He grew up in Broken Bow, lived as an adult in SW Arkansas.

I went to broken bow a long time ago to kayak. It was a good time.

I think there are more cabins than people that live in Broken Bow or Hochatown combined. It is quite staggering to see. Nice places though and many still being built.

Broken Bow is near the foothills of the Ouachita mountains mostly in Arkansas. Those modest hills, lakes and forest make it more enjoyable than the adjacent Red River farming area. It's a popular sporting area for people in Dallas, saving them the drive to places in Arkansas and Missouri.
Unfortunately, the whole area is economically depressed like many rural areas.
Try asking on the TB for recommendations in AR & MO ... many better places not too far away.
