Stereo receiver help

Looking for some insight into what type of receiver I can get without spending a thousand dollars.
Essentially what I want is a receiver that will have capability to control different volumes in 2 different zones and have Wi_Fi connectivity for streaming music.
The house has 2 sets of built in ceiling speakers: 2 on back patio and 2 in the den. Both hard wired and run into a closet next to internet modem. These will be for playing music/ sports on radio. No surround sound or tv connectivity necessary.
From what I understand most of the cheaper receivers like the Sony strdh190 have ability to play 2 sets of speakers and turn off one or the other but they will be at same volume. This option also only has Bluetooth. I would like to be able to play music louder in back without having the inside sound like a loud bar.
Most of the receivers I have looked at with similar capabilities have a floor of $800 and get much more expensive. Most of these also are built for surround sound which I don’t need.
Are there any reasonably priced Wi_Fi receivers that fit my needs? Or is a better option to buy a Wiim and set it up with cheap receiver and buy additional device like an external monoprice 2 channel with volume control? I assume this option would not give me ability to Control volume remotely on phone though.
I have also a looked at the onkyo tx-8260 which has Wi_Fi and DTS- play fi ability. Would this DTS play fi music app be able to suit my needs?
On a side note could any of the receivers or the Wiim play through the hard wired speakers but also be connected to Sonos if we wanted to add additional sound wirelessly?
Clearly i sound like an idiot so any help is appreciated. This stuff is completely out of my wheelhouse. TIA

I moved into a house 4 years ago with a very similar setup. Speakers in 3 rooms plus patio. All had a volume control on the wall. Let me know if yours do, as this simplifies your volume issue.
I used a simple Pioneer stereo receiver I got from woot under $300 then bought a speaker selector that has four "zones". I stream through a chromecast audio as my preferred music source, Youtube Music, doesn't really work with any other streamer like wiim. Because I use the selector and volume controls, I do not need the receiver to have zones.
How you stream your music will answer some of your questions re: the wifi thing and streaming. Lots of reviewers are really high on the wiim mini and pro. But if I were starting over, I would look at the Yamaha R-N303. It has digital inputs and I use Toslink from my streamer to the receiver.
Oh, and that Onkyo would likely be my best replacement since it has Chromecast built in.

Go to accessories4less and get a refurb one if you want to save money. I picked up a $400 Yamaha receiver that came with an 18 month Yamaha warrant and an extra 18 months from the website.

Denon usually has refurbs on their site. It's cheaper at accessories4less though.

Get a regular stereo receiver and an impedance matching speaker selector with volume control..
Monoprice . This one allows for independent volume control in each area.

I have exactly the same setup: the need to seperately control 2 zones (Main Room and Outdoors), independent volume for both, Bluetooth capability (which I never use.) And all of it controllable from a phone app! The receiver was a Onkyo TX-NR656, which I got for about $600. This was 6 years ago, and its probably been upgraded since then. Still seeing in on Ebay for about $250. So yes, its possible.

Spend $600 and get two Sonos connect amps and call it a day.
