22 years here, veteran of Bellevue and Franklin.

There's not remotely close to development on the West side as there is anywhere else. Where are your traffic fears coming from?

I was only half kidding about Nashville being full of California libz. They are sure as hell jacking the hell out of home prices downtown with their California money. West of Nashville is like the last bastion of a decent interstate commute and you can still get land for reasonable out near Fairview.

I feel like some traffic issues would be solved if they could manage to convince some of the big businesses moving to the area to put their operations in the surrounding suburbs instead of Davidson county. I used to live off Sam Ridley exit in Smyrna and Im convinced none of the residents of Murfreesboro actually work there.

The area between I65 and I24 is what will be unrecognizable in 10 years or so.

I like that area a lot because it puts me between LBL and Nash. I'm about 55 minutes from New Johnsonville or Paris landing, and 25 minutes from downtown.

Tell the owner Jose you're friends with the woman who redecorated it and he'll hook you up. Definitely get the green sauce his wife makes.

A lot of companies have done this, Wilson County is a prime example. Also robertson County, Montgomery County (which has its own traffic problems), Cheatham County etc. It's just a fast growing city with idiots in charge of planning, hard to expect much better I guess.

Because Im looking at whats happening in Williamson county. There is one single viable corner of Williamson left that still has reasonable home prices with the perks of Williamson county schools, that is Fairview. Prices are already on the rise and if they worked the water situation out with Dickson regarding sewer it would already be a done deal. Im just looking at the path of least resistance.

Hell, case in point. Look at what is going on in Bellevue right now. I saw a couple acres of tall skinnies just went up near the Publix on 96. Couple that with the new outdoor mall off of 70. Its already happening.

That line looks like it is a commuter train from the suburbs, no? I was referring more to an electric train, similar to the one put in place in downtown phoenix about 8-10 years ago.

I assumed since this was specific to nashville taxpayers, that would be the type of train system he was referring in OP.

Ran into this problem with Denver...I'm also considering Boise...also having this issue.

Its a catch 22. You want your city to grow, but when people flood in, it overwhelms infrastructure and housing becomes very expensive. People also bring their politics which made where they were shitty in the first place.

My home West of Franklin has doubled in value in 3 years. I couldn't remotely afford it today.

It was to help alleviate the crushing traffic coming in from the East to downtown.

Close friend of mine did travel nursing in Boise for a year and she absolutely loved it. Ive heard from multiple people that it is a vastly underrated city. Awesome mountain scene within close proximity and then Yellowstone and Tetons 6 hours away. Thats hard to beat.

I went on a 2 month trip around the west and did 3 days backpacking up in the top of the Tetons. It was my favorite mountain range of the whole trip. Absolutely amazing. Yellowstone too.

ETA: In the end Im a southern boy and I do like our deciduous forests. fricking humidity I could do without though.

We bought our house in Franklin 17 yrs ago and it has more than doubled in value. When my kids get out of college, I don't think they'll be able to afford to live here on their own. It is still a great place to live but the traffic has gotten progressively worse. The schools are great though.

Drop my 9yo off every day at CPA and take Hillsboro in every day. Is really not a bad commute. I avoid I65 "surprises" this way.

And coming home is

I hop on 12th in the gulch and it's nothing but hotties walking around clear to Lipscomb. Traffic is never bad.

The problem is that the proposed plan would do little to solve the major traffic problems coming from the North, East, and kind of the south. The West isn't too bad.

What pisses me off is the underground tunnel that serves no discernible purpose.
