We have a physicians loan that required 0% down with no pmi.
But you have to be a doctor (or in my case the wife)

So? In this example with the sbiteholes you have posted would this borrowr be better off depelting their savings of 40k just to save 150 a mnth or have 33k in the bank for issues you know are coming?
And it would be like 60 on a 150k loan amoint

First of all, that guy probably lives in his mom's basement. Those are not his "personal standards" that he's using to reject your proof that he's retarded on this issue. You could post a listing comparable to Mar a Lago for $150,000 and he'd still reject it.
Second, I only come back to this thread every 6-7 pages or so, yet every time I do that dumb bastard is still on the last page arguing over what is or is not a shithole.
For some reason it's hilarious to me that anyone would spend that much time and energy on something as stupid as that.
See if you can get him to argue which metal bands are legit vs which ones are posers. That thread could go for a triple digit number of pages.

Secondly, if you rent your likely paying 1200+ a month. In 5 years you will spend 72K on rent. Buying one of those shitholes for 150K, with property tax and insurance you're looking at 1000 a month. Put 30K down, pay the payment for 5 years and do 15K in improvements (that you do yourself). You will have spent 30K down payment, 60K payment and 15K improvements for 105K. The home appreciates 3% a year, plus the 15K improvements and the value is 185K after 5 years. Your balance will be likely be 110K or so. Sell for 175K, put the down payment and the improvements back into savings (45K) and you'll clear 20K. You spent 60K on payments, but you cleared 20K on the sale. Meaning that your cost for 5 years was 40K. Owning the home saved you 32K over 5 years.
If you can't do simple math and calculate 20% of 150K in your head quickly and come up with 30K, you're likely too stupid to own a home. Probably would be best if you just rent.

That area is awful. Probably why its been sitting for 60 days at that price. Real desirable. It was bought for 80k in 2006 so in 19yrs it averages about 2% apprecation like I said
