lower credit scores, 50 year mortgages. My house is gonna double in value overnight. Unfortunately, I won't be able to afford to buy a better one for any reasonable amount of money.

Which is why I think home equity due to appreciation is overrated

Unless you get lucky and move to a different city where the appreciation didn't occur or you're downsizing
