I am looking for a piece of property in southern Mississippi with river/creek frontage to purchase. Would prefer something with a cabin/house already built.

Anybody know of anything for sale?

Shouldn't you propose this question to a realtor that deals with Southern MS land sales?

Knew of a place a few years back on the Pascagoula river but not sure if it’s still for sale. It was dirt cheap too. Lot of old timers around there that just don’t spend much time on the river anymore that are willing to part.

I have a realtor. Have you ever considered that someone other than a realtor may know of a "For Sale By Owner", that isnt listed in the MLS or a have a friend that is about to list a place, where both parties could save a realtor fee before an agent is hired?

I'm assuming to buy. Acreage amount? Timber? Pasture? Purpose?

yes to buy. recently looked at one in summit, ms on bogue chitto.

less than 5.0 acs...maybe carved out of a larger tract. dont want to spend my time there cutting grass.

river/creek frontage is most important aspect.

wife busts her arse at work and want to get a place to go to relax...listen to a river flow. hike in the woods. just do nothing.

Yea, Idk about any tracts for sale under 5 acres. You would be better off just looking on MLS for rural houses and finding one on a couple acres. People aren't going to be very helpful because they don't want you hanging a lock on on your five acre lot.

How much land you looking for? I know a place that Has a primitive cabin (no electricity/no water). Plenty space to build. Plenty space to hike. Its more than 5 ac though

Contact the huntinglandman. I can give you his email if you want. LINK

ETA: Just saw you wanted less than 5 acres. Don't know if he'll be able to help you with that.
