"New trend" in the timber industry is <30 years. The point being that the last time they clear cut the property they didn't row it, but they probably will this time.

The last time this place was clear cut was before I was born and I'm 27 now. None of it was rowed the last time.

There has been a heck of a lot of changes in silvicultural practices over the last 30 years. Many practices that were being done just 5 or 6 years ago may not be used much at all now.
I can't speak to the need for bedding without seeing the site, or at least seeing the topography and soil map
