Can't imagine it would be anything but negative per share value. If I were looking to spend $$$ on a share of paradise it would take a steep discount to buy in a cwd area. Steeeep

Valewood is 40 miles from the cwd hit, could be a problem but clubs like paw paw island, Henderson, magna vista, Tara and others are pretty much in the zone and could have a lot to lose if additional positive hits happen.

They’ll still fill up. Investors aren’t worried about cwd.

I personally know of property sold across the leveee from the areas mentioned that sold for $3500 per acre WITH camp.
Your $7000 to $8000 per acre is vastly over what is going on in the area.

You can't claim every squre inch, but you do own a fraction of every acre, so there is that.
I explain it this way:
Say there are 20 people in a 2000 acre club. Each share is 5%, 1/20th, or 100 acres. You do not own 100 acres that you can see, but you DO own 5% or 1/20th of EVERY acre out there.
Some people can never quite get the grasp of this simple concept.

Not so sure about that. I know folks that hunt along 65 in Tensas that are very worried

I believe Tensas, Madison and East Carroll Parishes have been prohibited from feeding. Surprised you can still plant food plots.
I talked to a friend that has a feed store in Madison Parish last night. He said they are stuck with 14 TONS of feed they can't sell. You boys to the west should come shopping over this way!

Regarding the sale of memberships if CWD becomes a real problem with more positive tests it could be a big problem. Plopping down $500,000.00 and up on a share of a place know big mature deer will not be as enticing. That is if you are paying attention to some of the slides from the CWD presentation. In Iowa, Co WI CWD was discovered 14 years ago now in that county buck only reach 3-3.5 years of age and 1 in 2 have CWD. Luckily there were no hits from the 60 samples taken.

For the record I hope you are correct, but you need to clarify "how it works" and "different type of hunter".
Now if the place has solid duck hunting then maybe so, but the problem is many have notes on these shares or the club has some debt due to the purchase of land for expansion. If the shares drop too much or cannot be unloaded some members could be underwater on their loan and weaken the club. Now Henderson Island and some others might be above the financial fray but others will not.

Could work, however most of these clubs are primarily deer heavens with duck as a small component. Also getting into the conservation easement business you loose pretty much all ability to harvest timber and modify the land, not all its cracked up to be.
I do agree land will go up and flipping it in 15 years sounds great but I could be dead by then. We were talking about selling shares of equity clubs now to people who want to kill big ole bucks.

I said "member" not "hunter".
Many many members of these clubs are in it for the investment and rarely hunt, if they even hunt at all.

Speaking of duck hunting which of the big clubs still has good duck hunting? I know on Davis and diamond and that area it has been on the decline for some years now.
