In all seriousness land is a solid long term investment. But if you have $900k to invest and you're looking to add land to the portfolio, one of these club ain't what you're looking for. Now if you have family and friend who like to hunt, then yea. But no one is buying these shares as a pure investment unless they slept through finance 101.

Could be the same member whose share didn't sell at $1.25 million and they re-listed it at $950k? I don't know how long ago your listing is from. I would imagine valuing these shares is extremely difficult. Especially when you take into account timber easements on some of the clubs.

There has been a share for sale at Winter Quarters for sale for several months for 1 million. It has been advertised in several news papers. Like u state there are several shares along the river for sale and most are over priced. I believe the max for land along the river maxed out a few years ago. Back to back 1000 year floods took a toll on many hunters and took a toll on the deer heard (even though deer heards always come back).

yep... this is correct. some of them with there own HOA of sorts, where your "camp" has to be of certain size and value or something like that. got several friends in one of the big ones here on the arkansas river

It's possible that it's separate listings as there a couple of WQ shares for sale. Also shares are valued by the member themselves, usually based off the last membership sold. New members or a sale has to be voted and approved by the other members. Sometimes a membership will sale below what other members think is fair and they get pissed.

I do know of one guy I used to hunt with that was going to buy one of the shares at WQ. Had the cash and everything, but somehow pissed off a couple of the members that owned multiple shares. When they were voting him in, those guys voted their shares to only allow the buyer fishing rights and nothing else--for the same $1M purchase price. Trying to run him off.

There are an abundance of shares available up and down the river Merigold, Magna Vista, Valewood Plantation and a bunch of others in the MS delta. Word is many have members who are aging and want to unload, another factor is the economy has not been great and not as many young people hunting.
