Pretty close to it, some mornings you can faintly hear the duck hunters shooting from the stand.

This is very true, but don't ignore some of the bottom-lands along smaller rivers. One of the best places I ever hunted was in the Atchafalaya Basin near Big Cane/Cottonport. There is good land along the Red, Calcasieu, Sabine, Qauchita in LA and the Black, Yazoo and even the Pearl and Leaf rivers in MS. You may find a better bargain near some of these and get great hunting.

MS - more dirt for the dollar.
Target - North of St Francisville along the river to the southern tip of the Natchez area/Carthage Rd.

Hunted it for years. High quality browse/big deer.

Hunted St.Francisville area all my life. Last 5 or 6 years I've seen a lot of lands sold or hunting leases lost. Big money coming in and buying / leasing it all.

Nico, where is your camp around Tensas? I have a buddy that has a camp in the area, I think his is around Buckhorn, by St Joe.

500 acres of rice field near Thornwell, LA. farmer can do whatever he wants with it between February and September. I just need it cut and buffalo'ed by about mid October and leave it alone until February.

I hunt about 10 minutes from the Miss line. We are on hwy 967 off Spillman Rd. on 230 acres. Our land runs along Thompson Creek and the best part is I hunt for free! Just my brother in law and me.

Doesn't get much better than that!

Southwest Mississippi is my choice but West Feliciana Parish is awesome for deer hunting. Of course cost per acre in West Feliciana parish is much much more per acre.

I wish I could buy the 250ish acres next to my plot of land. But until I find the winning lottery ticket it ain't going to happen.

4 of us. we have a similar set up right now in poplarville, ms on 650 acres, but we are selling that and looking to move towards the river. its really just investment property that im going to hunt on, the other guys dont hunt

Oh man. I would love a lake on my property. But my 36 is cut in half by a small creek and I am afraid to dig on the south side because I believe the water level would fluctuate to much due to location. Border on Coles creek is a very large drop on my land and I would probably end up with nothing but a dirt pit. Well probably would work but not going to risk it. Nothing like paying money I don't have to mess up my land.

How big of a lake you looking to build. I am guessing leveeing off a valley and not the pure excavation ponds like you see here in south Louisiana.

I hunt closer to hunters bend/ indian lake area.

yeah right now we have about 60 acre lake. pretty much just dug out dirt for the damn, piled it up and let the valley fill up from rain and a couple creeks. depends on the lay of the land of the new place what we will build.

Wish you would/could buy the land next to me. Not sure if it is enough acreage (300 max acre chunk). It has hills and some flatland on it. I don't know if she would even sell it. Right now she leases to a distant relative for hunting rights.

I don't see why she doesn't sell it other than the sentimental reasons. Her sister, (Ms. Cogan) lived on it her whole life and died back in the mid 90's.

Her house is still there and is kept mowed and such but get this. This old lady lived there just like the old old days. She didn't get electricity until like 1990 when we had a line run to my land. We never did have running water either. It's something to see an 70 yr old woman with a 50 pound sack of grain on here shoulder. Cows are long gone now that she has died.
