Flood zones in St Tammany (Abita Springs)

I am retiring from the Air Force next year and looking to move to the North Shore area. I am looking at purchasing 3.5 acres in Abita Springs and having a house built. About 2200 sq ft. It is northeast of Abita off of Talisheek Hwy? It is in flood zone A. Should I be worried about that? What are some of the rates in that are for flood insurance?

Ask the realtor how you the water got last month. If it did not flood then, you have no worries. If it did, build high above the base flood elevation.

Flood insurance is less than a grand a year. I'm not in a flood zone here in Madisonville and do not have flood insurance, but think I'm going to invest in it soon. We didn't see water for Katrina, Isaac, or last month's flood so I'm pretty confident I'm good. I do know people that never had water before and were flooded last month, so it is a crap shoot in some respects.

I am being told that homes around it did not get any flooding in at least the last seven years. So hopefully its a good area. I have one more year to serve here in England before i will be back in the states.

I would be particular here.

If it is in A you will have to build up a certain amount. Is the entire parcel in A?

Legally, you can't just add fill, but some do.

I have a customer in nearby Bogalusa who never ever received water, not even during Katrina yet he got 6 inches last month. Get flood insurance. You live in Louisiana

You are more than likely in a zone. Get an elevation certificate of the property or find out the BFE. If in a zone you will have to have a certificate showing your home is above BFE if it's not prepare the checkbook, could be 4-5k a year since it would post firm. If you are In a zone it's likely that even though you are above BFE you will still pay $1500ish a year for flood. If not in a zone, prolly $400-$500. Get it either way b/c you never know.
And if an agent is doing it correctly every quote from every company should be the same.
Max coverage is $250k on the home and 100k on contents.

All of these are assumptions. Just make sure your home is above the BFE b/c it will be a new build if it's in a zone.

Excellent post. If he is in A he would have to build up to eliglbe for federal flood insurance.

What particulars are you asking your agent to get? its in a flood zone A. You think its in a flood zone A because it'll never flood? Abita area got very lucky in the last flood event, does not mean all future events will be same.

Covenants, Restrictions, Elevation certificate if its been done....The agent told me it was in flood zone A. I am not naïve enough to believe it will never flood.

well when you said agent, i was thinking insurance agent. if its just land, there's no elevation certificate needed. It's all about house plan slab/bottom floor elevation of what house will be built up to. As long as you're plus 1 BFE, you'll be ok.

It's just land. I saw that it's AE, so yeah if it's +1 BFE its OK.
