Condos @ Venice Marina

Whats the story on these units? I was in one this weekend that my buddy rented and it was nice. He said some guy from New Orleans area owns it and only uses it during duck season. Assume they all had to be redone after Katrina? Looked more like a second home than a camp on the inside.

Which ones? The ones past the marina by the cabins, or the ones before the marina on left?
I haven’t been in the ones past the marina (by the cabins), but my really good buddy owns one before marina on the left (across from parking lot). Used to go down there a few times a month (we split a boat that stayed in their lift). Sold boat though and been busy so haven’t been down much this year.
Like you said, they’re pretty nice and more like a second home. Think theirs was built after Katrina, but not really positive to be honest.
Combination of people that live down there owning them (charter guides/owners), people that rent them out, people that only use them a few times and rent them out when not using them, or just private owners that use it as a “camp”.

The ones past the marina. Two large buildings subdivided into condos. The unit I was in had 4 bedrooms. Was surprised to see how nice it was. Not what I was expecting.

I don’t have any experience with these condos, but I had a contractor call me personally one day (lead installer for a stone company), and say he needed the stone we had fabricated in shop installed the following evening. An attorney who did alot of business with us was having a party at his new duck camp in Holmes County outside Thornton, MS that weekend. Our boss agreed to let us use the install truck and the contractor was going to pay us cash for whatever rate we charged him because we wouldn’t be leaving Flowood until 2:30-3.
Holy shite! We wound up in the middle of absolute nowhere, went through a couple of gates to get to the place. It wasn’t huge; I think it was 3 bed, 5 bath, but the finishes were out of this world. Marble in the bathrooms, quartzite in the kitchen, full height backsplashes, a double waterfall island, solid wood floors, imported faucets and fixtures, a range from France, multiple wood burning fireplaces. It was crazy, and it was sitting in the middle of a crop field. The equipment shed out back had full size excavators, dozers, multiple tractors, 3-4 crew cab rangers lifted with enclosed cabs, multiple boats. You could see the water structures and the flooded timber from the porch and when we started loading up around 9 that night you could hear the ducks chattering in the distance.
I grew up going to SE Arkansas to duck hunt. Folks I went to the school with thought we were rich, rich simply because I was going duck hunting. We were staying in a single wide we bought from a brother man outside Clarendon. Times have changed. I used to run all over Monroe county, Arkansas as a kid from Mississippi and hunt like crazy. Granted a couple of my dad’s good friends were born and raised there, but things have drastically changed in the last 20-25 years. I bunked with my pops in the back of a trailer that had fricking glow in the dark stars and moons all over the ceiling and walls. I remember when everything started getting leased and my honey holes and sloughs got bought up and bruh man told me I couldn’t come around there no more. My dad used to trade Freon charge ups and HVAC services for me to hunt behind folks houses and shite. Now there’s multi million dollar camps in that area.

Lots of them are owned by vendors and companies. They’ll take coworkers and customers on fishing trips. I know Brand used to own one of those condos and I was lucky enough to go there a few times years ago.
One of my favorite fishing trips was going out of that condo, catching ice chests full of specks, reds, and sheepshead. And then we came back, had people clean and cook the fish for us, and watched LSU beat Virginia in the CWS opener in 2009. That place was awesome.
You used to also be able to tear up the bass around all the houseboats out there. Would just put a plastic worm of some sorts on a hook, and just go jigging around the pilings and house boats. If I ever win the lottery and become a rich man, I’m buying a place down there. Doesn’t get any better than Venice IMO. You can do everything outdoors down there.

I have a buddy that owns one, yes they are nice. It's probably 50/50 individuals and companies. You cannot get insurance, well you can, but it's not worth it due to cost. They typically survive hurricanes with minimal damage, but a Katrina type event could be a total loss, and keep in mind Katrina was 20 years ago.

They have all helped make Venice more popular for better or worse.
Cypress Cove was the first to build I am pretty sure the condos were the ones to the right of the launch and there were only 10 or so at that time this was maybe 3-5 years pre Katrina. 169,000 would have gotten you one and a dock we looked hard but decided a land based camp was better.
Venice marina always had house boats and I can't remember exactly when Venice marina started with land camps as I typically use Cypress as it's closer to my camp and closer to the river and used to not have a no wake zone. Seems like Venice started with their projects maybe 2-3 years post Katrina? I am not super sure on that. It's all helped put Venice on the map and again I kinda wish it didn't but it's a lot more fun in the evenings down there now than it was 30 years ago. Except most nights for me I'm at my camp as I don't want to be behind the wheel driving home after a night of fun.
