If you got that much overhead to start I would be pimping out my place to every rodeo.

The whole name of the game is keeping every foot of that land making cash for you to overcome a $6.5 million overhead to start.

Backup plan would be to see what the land worth splitting it up if worse comes to worse.

The first decision what makes me the most profit going after party boat bar crowd, restaurant/bar crowd or fishermen.

Then cater 60% one side and 40% the core business launch, hotel rooms, bait & tackle, gas, and convenience store items for fishermen.

Party side
Restaurants
Bar
Friday night lady’s mud wrestling with cash prizes to the winner. Have matches shown online, and sell advertising online. As gambling is such a negative word, we would allow friendly cash predictions on who would win the wrestling matches. Winner keeps 60% and house 40%.

They could start by realizing convenience cost doesn't mean you add an extra 75% to the cost of fuel.

eta: and realize there's nothing convenient about having to walk upstairs, give them your card to start the pump, and then walk downstairs to fuel, and then back up to pay.

Everything seemed to decline there after the houseboats were kicked out to make room for fancy land camps. Hell we were spending north of $3k a month down there on the corporate charge account. Was the place to be from early 90’s till Katrina. I am sure they made a killing selling those lots at $1k per waterfront foot but the atmosphere just wasn’t the same imo. Not to mention the live bands on weekends seemed to stop. Spend plenty a drunken night under that thatched roof

I fished the first 3 Oilmens in Cocodrie and the Coco Marina was kicking.

as i understand it is people do not like the owner. there are available lots on the water in coco village and not being bought up.
best thing that could happen is for this to sell into the right hands.

Hip boots are a necessity for launching at coco marina.

In the winter, no one is there to take launch fees.

Harbor light is where the party is now. New building with live bands on the regular. Don Rich cuts a rug in there.

Got so drunk at one of the first oilmans one of my podnas walked across the marsh to the slip by the houseboat instead of walking the road back. Man those were good times and thank god I wasn’t married back then. Some of those camps had great after hours talent down for the rodeo. We had two houseboats at the marina for around 15 yrs

First time I smoked weed was at the 1st oilmans rodeo. I passed out at somebodies camp that had a window unit next to the sofa. I woke up and my feet were like ice blocks from the AC blowing on them.

Another time, this must have been the 3rd OilMans Rodeo. I was talking to a guy rode with in Hercules. We came upon a few ladies of the night. She told my podna, I'm giving BJs if you want one. Hes like, how much. She said free, just pay me what you think it's worth. He ended up getting one and giving her $20. Good times.
