i still want to see what (if any) plan they have for greenway/access to natchez trace. i'm guessing the government owns the land next to the highway so cyclists would have to pick up their bikes over a fence or foliage. there won't be any direct path leading onto the highway right?

From SV to Trace there will be 4-6 paths of access by bike or foot to the Trace. Rochford has it all figured out. The main opponent is the guy at Sneed/Vaughn Rd, who also was interested in development. But Rochford maxed out the capacity of Sneed Road and the next development eats the cost of making Sneed 4 lanes.

My wife and I live in Brentwood (just outside of Nashville) and our 1800 square foot townhouse just appraised for $280,000... And we own that MOFO

This same shite happened in Houston two-three years ago. We bought our lot, built our house and its value went up $20 or so per sq ft. The Heights was absolutely insane for a while. It was a feeding frenzy. People were paying out their noses for fricking shanties. In Briargrove, they don't even list the homes. They have basically a submarket they sell on. Still do that actually. But the housing market slowed. Same will happen in Nashville. If you're moving out of Nashville, make hay. Otherwise, enjoy the property taxes.

you should try a few 'pratice runs' on 65 north coming in and out of town at rush hour before you get too far down that road.

I work in Hendersonville now so I know the route well!! My wife works in Franklin, but can easily get a job in Hendersonville. Hence the move to Hendersonville

I think this will happen sooner than later. Nashville is building so much in all areas. The houses are essentially all from the same three cookie cutter templates.

Nashville is building a lot of "cohousing units" and apartment/condo complexs as well. I'm just not crazy about the current prices for that style of home. You pay an outrageous amount to share a yard no bigger than a racquetball ball court with 4+ others. No thanks.

Surprisingly, when we first came to town to look, we weren't able to find many condo/apartment units....at all. We were able to purchase a newer one for our son by the universities. I'll keep my eye on the appreciation, but will probably dump it sooner than later after his graduation. I've already noticed the appreciation is slowly tapering from my initial purchase. I guess it's due to the crazy development of 21st, Belmont, and 12 South and other areas. Nashville simply didn't have the properties available and prices and demand were high. They are cranking so many out now that prices will taper off.
