Would you live in The Heights?

Question for Houston baws only.
Property values have risen so quickly. Or should I look in Memorial and go more (sub)urban?

I do. I purchased my house in December. I love the area as it is convenient to my office and the trails for running and cycling.

Yes but pick your areas. I live in Oak Forest, look there as well. Garden Oaks is good too.

Heights is cool as is Rice Village.
If you like sports, EADO is becoming gentrified, lots to do, and easy access to Minute Maid, Toyota Center, BBVA, and NRG (with the rail).

Depending on your commute and family arrangement you get more bang for the buck in the suburbs. Bigger newer houses with good public schools.

Would I? Absolutely. An argument can be made if there still is any value left but all else equal I absolutely would. And if I am on the market in the next few years I will at least consider it.

I love living in EADO but want a 5 minute commute. I will be moving a little southeast of tomball soon. Only 30 minutes now to get up here but would rather it be 5-10

I do as well. I like the area but the housing is kinda ridiculous if you want something new or recently renovated. Also you either have to pick your area carefully or send your kids to private school. A good portion of the heights is zoned to not so stellar schools.
I was in Summerwood and would still be there if a job location change hadn’t taken place. Had 30% more house for half the price, huge yard, awesome neighbors, great schools and they are constantly adding in new shops and restaurants etc.

Yes but I’d also look at other areas that aren’t quite as pricey yet. Rice Military, First Ward, all the neighborhoods immediately surrounding the Heights (usually have some sort of “heights” in their name
).
Problem with the heights is I’m not sure there’s much more room to appreciate. I’m houston once neighborhood reaches a certain level of improvement, developers and gentrifiers just move to another neighborhood.
But if you’re not as worried about that then go ahead. Great area, walkable, great food/drink scene, convenient, safe, adorable 1920’s bungalows.

Depends on your age and if you are single or not. If you are past 30 and not single, your crowd is usually in Woodlands, Sugarland, Cypress, and Lakes of Parkway. You get really good property value and high quality of life.
I would put Katy but it’s starting to suck these days and you would still have to commute on the I-10 which is OT’s number 1 public enemy when it comes to highways.
Memorial and the energy corridor is good place but houses are too old and it’s like all expat energy baws there.
If you are single, the Heights and anything close in Downtown is well worth it. You don’t want to be downtown but near it so you don’t lose too much on housing and other expenses.

I live near the heights - great area. Plenty of good places to rent if you don't want to buy.

I'd rather live in Oak Forest or Garden Oaks. Bigger lots and homes, still close to downtown. But I have a family of soon to be 5 plus a dog, so that plays into it. If it were just my wife, one kid and me, I'd live in the Heights. And it still seems to be expanding and gentrifying, so it probably isn't an awful investment. Back when I moved to Oak Forest, lots were selling in the Heights for $350k for 5,500 SF. I think they're worse now.
You're just looking at spending a frickton of money for a postage stamp and, hopefully, a well done reno or new build that you could get for less money in an area that is, imo, just as nice by going just north of 610 and west a bit.
ETA: if I had one kid, I wouldn't mind paying for private school, which I would definitely do if I lived in the Heights. There's all sorts of shite that I could into here, but getting into Harvard Elementary is just not that simple. And the same is true of Oak Forest Elementary, which pissed me right the frick off. But with twins and a newborn all within 3 years of each other, private school is out. So I moved to the burbs after building and living in GOOF for a few years. My wife also left her job, so... That played into it, but I have no desire to navigate the bullshite involved in HISD or in private schools for multiple kids.

Seems to be a compromise that's quite popular. I enjoy Cottonwood and used to go a lot in the past. Plus only a few minutes from the Heights staples like Cedar Creek, Hubcap, etc...
