Pick the right builder who uses the right subs and you have zero issues.

I don't think the roofer brings the shingles. The building supply store you order your shingles from, deliver them.

Hiring a GC and holding retainage money will go a longggg way. And making any sort of changes (small or large) have the potential to delay the job- tho some changes are necessary. Also, the early you pick out finishes, the better.

I see his problem. If you don't stop drinking then you'll never be hungover. Some of the best workers I've encountered are day drinkers who know how to pace it out.

was having lunch(and a beer,) at the Skagit Regional Airport a few weeks ago overlooking the ramp, which is being completely redone, the workers took a lunch break and came inside for lunch, almost almost all of them had a couple of beers with lunch and then went back outside and resumed work

Because the contractor does a poor job of estimating total costs, and does not charge properly for change orders. He ends of “eating” the cost, which also comes with a lower level of supervision/service. The end result is that you become the contractor, managing people that you did not hire to get closer to your estimated timeline and budget.
