They use a lot more fir in framing houses and we all know how warm fir is.

Hmmm, I’ve always been curious why Northern houses have basements but Southern homes don’t. I just figured because it was more mountainous that it allowed for it.

because water pipes are no more then 6-12" below ground here. drain pipes are much shallower as well.

Biggest problem with construction in southern homes is builders who put water lines in exterior walls. When I had my house built my builder didnt do that. He mentioned if it was necessary to do so the wall should be doubled up (2 framed out 2x4 walls with the outer wall spray foamed. Inner wall has regular insulation.)
I have not ever had a pipe freeze and never leave my faucets dripping.
Costs minimally more to do it that way and it saves plenty of money in the long run.
