Who here lives in a DSLD neighborhood?

Any regrets? Enjoy it? Looking to buy in the neighborhood behind Gold's Gym as one of my friends is already there. Also have the option to go into Keystone of Prairieville. Both are in good school districts. What's the OT's thoughts of DSLD homes?

I just sold a house to a friend in boullion crossing. Not bad for a starter home. They bought new so I got to do the final punch with the superintendent and address every issue. As a builder myself, you really can't beat those houses for that price. DSLD is the only trac builder I would buy from in this area.

Yeah they do. But if you do a presold with them they'll give you options for upgrades.

The houses are shite and thrown up with the quickness with absolutely no onsite supervision or quality control.

As a starter home you will likely sell in 3-5 years and move on that is great. For the poor bastard that ends up having to pay for the house and make repairs to it 20-30 years later it is not good.

I use to think the same thing. Until I started doing walk throughs. From what I've seen there's always a super on site. I've worked with them since they took over Vicknair.

The one that I see right now is fsbo in Bouillon and it was built in '13. They have it listed for 208k. Sold for 185k in '13 so the values have gone way up in that short time. I'm thinking they'll continue to rise as well.

Dude, I don't have an axe to grind with DSLD. But, I watched them build this garbage behind my subdivision over the last few years. I also know a few guys in the trades and they don't have a reputation as a quality builder.

The superintendent is running between 4-8 houses at once all across the greater BR area. He is not onsite for any appreciable amount of time at any one site.

The cheapest materials are used to reduce costs to the absolute minimum.

Again, if you plan on moving in a few years who cares. If you plan on staying in a house more than that you would do better to get with a smaller local builder and getting a semi-custom home built for 5-10% more.

You get what you pay for....

You're absolutely correct. DSLD builds starter homes. They use builder grade appliances and fixtures. They are held to the same standards/code as every other builder in whatever parish. Everything is done to code. So they can't skimp in that area. They skimp with cheap granite, fixtures, tile, floors, etc. As far as building structure goes, they're good.

Whit,

The building code is a bare minimum standard of construction which qualifies the structure for habitation. It is not a measure or assurance of quality workmanship or materials. Building inspectors, being public officials are typically lax in their inspection methods and requirements.

I'll also let you know that every single permit that is pulled contains a hold harmless agreement in favor of the JHA (jurisdiction having authority). So, in reality you aren't getting much in exchange for your permit fee.

I don't know who and how every DSLD home is built, and neither do you. However, when you unleash the cheapest subs, with the cheapest materials, with little to no supervision, you are not likely to get quality construction that will hold value and stand the test of time.
