and it's probably kinda obvious but Charlotte is going to explode the next 10 years

Places like Nashville get the pub because they are “cooler”, but Charlotte is basically growing at the same clip.

Growth in the metro MSA since the 2010 census:

Nashville: 19.7%
Charlotte: 19.4%

Agreed. I lived there for a few months back in 2011 and it has already grown a lot since then.

It's growing a lot faster than I would like. The entertainment scene has picked up, which is nice, but I could do without everything else.

Why don’t you just tell us? I don’t have a phone number of someone in the rust belt

My mom used to live there, and it's a great city, especially to raise a family. However, there it is a bit of a cultural void, which I think will keep it from exploding the way Austin & Nashville have. It is a very nice place, but just has no real soul.

I think the decline was good in some cases, like Pittsburgh. They've revamped their economy.

Asheville and Chattanooga have both seen lots of growth in the last 5 years.
Burlington, Vermont is growing fast but I think it lacks the infrastructure to grow like Austin and Nashville.
