I got really lucky in my first home purchase. It was 2013, the market was just starting to tick back up, found a decent house, in a good school district on foreclosure. It was a HUD house, I barely qualified to get it being a first-year teacher with some debt, but I got it. $37k. Put about $15k in it to make it very nice and it appraises for over $90k. I have a seven year loan on it (yes, seven) which is $563/month. It rents for $750 and I have had the same single tenant in there for the past three years and he has extended through July 2020 already.

Rental properties is a passion of mine, but finding the RIGHT tenant really is the difference maker if you want to make money with it. I know they wont all be like him. He has had one filing in three years (an old used fridge died). He deserved a good one and I treated him right. Great relationship.

I bought 2008 in NJ I knew we weren't bottom but figured close. Lost 90k equity (down payment) immediately

I was wrong way wrong. 10y later I might have clawed back that down payment/ equity

I always wanted property, but you have to have a good touch.

I listen to some podcasts and they say NJ is one of the five toughest rental property states to capitalize on due to excessive taxes and zoning laws. Listen Money Matters do a lot of their business in Hoboken, NJ and these guys struggle and it's all they do. As a side hustle, I couldn't do it.

You still have a place to live and I assume can cover the note. It's all hypothetical until you sell anyway.

We don't live there anymore. I had to write a 10k check to sell it though. Prices had recovered somewhat.
