Also, are these dude's really so naive to think that selling a home for 50% of it's cost to construct price is even a reasonable scenario for someone not being forced to sell in bankruptcy?

They definitely have some monsters in that neighborhood. I worked in one of the house and the dude had 3 kitchens in it and one outdoor kitchen, a 5000 bottle wine cellar, a masseuse room, a meditation room, etc. He also had a 'barn' on the property that was supposedly valued at over a million dollars in itself. I don't know the truth of this, but I was told by one of the other workers that the barn was built using methods from the 1800's where they used wooden pegs instead of nails. Again, that might be bullshite but that's what I was told.

My company did the trim carpentry in the house. I've been in construction for over 20 years, and I'm well aware that construction costs don't include furnishings. The cost did include the property, pool, landscaping, crestron home automation and home theater, etc. The trim details were changed four times by the owner after installation. My understanding, from their architect designing their new home, is that they're selling because of a dispute between them and the people their share the property with and the drive that allows access to both homes. They taking a haircut because nobody would ever be able to afford the original price. Now I may be a little off on the $30m prove tag, but I can assure you that they paid well over $700/sf for original construction.
