There are companies that do this. You'll see vacuum trucks driving through parking lots in the early hours of the morning and some dude with a backpack blower hitting the walkway in front of the stores.
Every shopping center uses this service. The employee turnover is high.

I researched those stand-alone ice machines. The only way to really make money is to be able to service the refrigeration yourself. If you have the tools and knowledge to deal with refrigeration, they are great money makers.
You'd need 5+ good locations to be able to afford a full time maintenance guy to service all the systems.

Storage unit. Look for spots near old folks homes/retirement communities. They downsize and don't want to throw things away and have steady social security income to pay for storage.
Also, I know a guy that inherited a couple dozen acres of unused flat land. Considered leasing it to farmers (as he is a corporate city type), but decided instead to build 4 baseball fields with lights and a concession stand and a big gravel parking lot.
It is full every weeknight and all weekend. And a huge chunk is cash from admissions and concessions. The part that isn't is the contracts from the leagues to play there. I'm not saying he doesn't pay taxes on the cash part, but you know...

i have my main job and 2 side hustles
started a home maintenance business and have a crew now that runs everything and we never run out of work. a bulk of our work comes from pressure washing, spring cleanup, windows, gutters. we tried the avenue of grass cutting/landscaping and it's just a hassle.

They've always been around, but urbanization has taken off in our society the last 15 years at a rate never seen before. That requires downsizing.
Additionally, the baby boomers are aging into retirement and downsizing and that's a huge chunk of the population that needs storage.

With current trends, maybe even EBT cards. It has become commonplace to see them used for fresh seafood and steaks, colas and fast food. Might as well expand for the "right" to do laundry.
