Currently in the market and a lot of new listings have been hitting the market recently. Wouldn’t mind seeing this happen in Birmingham to see prices drop a tad.

I bought mine in 2020, moving to another state so will sell. Not in a big hurry to buy but could depend on what I get from current home. Neighbor put his on the market close to month ago and no “under contract” sign yet. If I can’t sell it for what I want thought about renting or Air BnB type of deal but I’d rather not deal with the hassle.

My feeling is what we're seeing is going to extend FAR beyond the stock market. An economy cannot function in an environment like we find ourselves in right now. Tariffs. Unemployment. Tattered bureaucracy (there's value in a bureaucracy, though ours was certainly bloated (requires a scalpel, not a bazooka)). And with the infighting amongst us, no one in a position of power wants to step outside their tents to brave the storm with free thought and pragmatism.
You're not a dumb dude, Roger (regardless of how much shite we've exchanged over the years). I think you know we are NOT in a good spot at the moment.

I don't think money distributed 4 years ago is the problem now. I don't think it has shite to do with tariffs. Doesn't have shite to do with China playing unannounced war games in the south china sea this week. Doesn't have shite to do with firing our regulators and IGs. I think you know better. I was speaking to the larger economic environment. On home prices, yes, I agree with you that COVID stimulus is still playing a part. There's no way I'd leave my home now with interest rates where they're at.
