Yep. It's going to be Gardere part 2 in probably less than 20 years. Pathetic.

It's Louisiana. Nobody knows anything. It's a wildly crooked game of real estate back door deals.

I have no idea how its sustainable, but to see ground breaking on most of these is unbelievable. The entire corridor from downtown to south of campus will be completely different in 5 years.

They said this about 7 years ago. And nothing has changed since. Maybe in 10-15 years, but just don't see the Nicholson corridor being redeveloped this quickly.

On another note, wish they would go ahead and four lane Nicholson now and fix the light at Brightside/Nicholson.

Older complexes will be less desirable and end up more like Tigerland. Then a developer will turn the properties into section 8 housing

I'll buy it cheap and use it as the headquarters for my new religion.

Another concern with the influx of housing along nicholson and Burbank is the lack of commercial development. There are hardly any restaurants or other retail once past Lee.

My studio in Seattle rents for $1200, and I feel fortunate. If you want to see what a condo/apartment building boom looks you shold see Seattle...tower cranes everywhere.

That's probably the end game of all these developments

The older complexes are already hurting. No rent increases, free month if you lease now, etc.

It's only gonna get worse when these new ones come online.

It's annoying watching baton rouge do what it always does. Instead of developing a plan for the area they are going to fill every tract with multi family residential then spot fill with shitty strip malls.

The land between nicholson and Burbank is one of the last undeveloped areas, it's a shame to watch it go to waste.

This. 98% likelihood that if the complex gets approval or tax subsidies that the realtor agent or property owner is a relative of a politician.

The realtor getting the commission off the "water campus" is the brother-in-law of Garrett Graves and he doesn't even live in Louisiana.

I remember when I was in grad school I spent my final year living at Southgate towers, the year it opened 2004 and it was a joke. It was empty except the 4 bedrooms where all the sorority girls lived. I had a one bedroom, it was so overpriced back then I wanna say $900/mo or $800/mo I forgot but almost none of the amenities they promised were there. They all came years later. Did they ever end up turning southgate towers into the final vision which was 1 rental building, 1 for buyers only building, and 1 hotel??? I cant even fathom what those studio units rent for there 12 years later.
