My neighborhood fits that bill and I can walk to actual LSU. Not some alternate version in st Gabriel. Looked in there when I bought off Stanford. It’s everything I hate about developments. My kids are fine in Stanford Place. I doubt anyone in University Hills, University Acres, Southdowns, etc would trade the 70808 lifestyle for living on a stretch of highway far out of town with crappy spec homes everywhere.

This just isn't true. The main Blvd speed limit is 35. Yes, turning onto highland in rush hour traffic can be bad. But I'd argue that turning onto 30 from u club is worse.
Eta: There's also another entrance to the neighborhood via Highlandia which is useful during rush hour

My favorite fallacy in this thread is that u club is far from LSU. It’s shockingly close. I’m a 70809 guy and love how close everything is for me, except LSU.

We have a diversity of neighborhoods all over EBR Parish. One size doesn’t fit all.

I looked a few years ago when we wanted to move. I wasn't crazy about the McMansions and the lack of architectural diversity, most of the houses have that faux French provincial look.
When I go visit friends there it is easier to get to Hammond, hopefully new access roads will help. I remember when that was all cane fields that flooded easily, close enough to the river to get seepage during high water. It is very close to some of the largest, and most toxic, chemical plants in the US.
If you decide to buy there be sure to get a thorough mold inspection, a real estate agent told me some of the builders were not a stringent as they should have been.
