I used to date a girl whose dad owned a radio station in Shreveport and had access to backstage passes for all the shows. She scored some for Van Halen and gave them to her boyfriend at the time. He ditched her and took Valerie Bertinelli instead, who promptly ditched him for EVH. The rest is history.

A person gets a percent of the value of the home, it is use to payoff an existing mortgage if there is one, or it can be a lump sum or line of credit. When the last person dies, the kids can payoff the Reverse Mortgage and keep the house, or sell the house, pay off the balance, and keep whatever is left over. As for interest rate, the going rate now is about 4.6%, so just a little higher than a conventional loan. The problem is that since you never make payments, the loan amount goes up very quickly, and it compounds (interest on interest). It can be great for someone who is 72 and for whatever reason still has a mortgage and is now on a fixed income. Eliminating the monthly mortgage note can be huge. Bottom line, the biggest downside is it eats up the kids inheritance.
