Thinking of building a House

We have been in the same house for about 17 years ready to upgrade, I want to build but have no idea where to start, Ive heard good and bad..

Similarly, I've been thinking about opening a llama farm. Only problem is I don't know where to start.

Not trying to be a smartass, but I wouldn't try it, if you got to ask this question.

I can tell you it's very stressful. Lots of risk also.

Best decision I ever made. Don’t go with a big builder. Don’t think that you can “sub” it out and save yourself some money, because unless you know all the subs and suppliers you can’t.

Take your time, make sure you sit down with a designer first. Think about cabinet space, closet space, counter space. You’ll screw your self big time right there if you don’t go bigger than you think you need.

Don’t go with the guy who is cheapest, and don’t go lump sum or everything will be cheap. Most builders charge about 10% markup. Anything less than that and I’d have concerns about quality.

And finally, be prepared to blow your budget, because you will. There are too many things that you have no way of thinking about now that will pop up that you just think you have to have. And don’t cut your self short on them. You have to live there. I’d advise planning to build a house about 15% below what you want to pay to leave room for the extras you discover you want.

And finally, put a generac.

You're a grown arse man and don't know how to research a CONTRACTOR?

Add in the total lack of explanation of the "good and bad" you've heard?

Judging you by this finding a realtor and selling the existing shite show of a structure you call a house will be downright overwhelming.
