Talk to an architect that does residential design or talk to an all in one builder. Where you located?

I’d look for a reputable GC. Get plans drawn separately as well as the lot, and let people bid on the plans.

This might be a good market to get some competitive pricing. Do not play GC. It will be a total disaster. I could GC a build if I wanted to and I won’t touch it myself. Let someone else hold that liability
